Vice President, Capital Projects & MaintenanceBe one of the first applicants, read the complete overview of the role below, then send your application for consideration.The Regional Maintenance Manager will be required to travel to all assigned properties which can change from time to time. They must be proficient in all aspects of maintenance (HVAC, Plumbing, Electrical, Appliance Repairs, Carpentry and Roofing). The ability to teach others, preparing Maintenance Associates for career advancement. This position also requires the ability to review both day to day operations and expenditures, evaluate and provide recommendations on how to improve results. To estimate the useful service life of different building components and the creation of long term Capital Budgets, based on the analysis. MAJOR GOALS AND RESPONSIBILITIES:Responsible for the regional maintenance operations of the assigned portfolio of properties.Complete quarterly maintenance inspections.Recruit, train, develop and motivate onsite teams.Assist on all Takeovers and Dispositions of properties.Set standards and walk units being delivered from Construction to Management.Supervision of overall maintenance operations to optimize performance of portfolio and achieve company goals.Development and successful implementation of annual operation and capital improvement budgets.Vendor and contract management.Assist in development and adherence to policies and procedures. PREREQUISITE (i.e., education, experience):Multisite, multifamily apartment management experience (preferred).5 Years as a Maintenance Supervisor.EPA Type I and II certification (required).Knowledge of multiple types of HVAC systems (Boilers, Chillers, Split Systems, etc...).Knowledge of Fair Housing regulations (required).Software (Outlook, Excel and Word).A High School education or equivalent is required; college degree is a plus but not a requirement.Ability to fluently read and write English.Bi-Lingual (preferred).Accurately perform intermediate mathematical functions and use all on-site resident management software functions.BEHAVIOR TRAITS, ATTITUDES AND SKILLS REQUIRED:Strong commitment to company goals and values.Strong analytical skills; proficient in forecasting, creating budgets and understanding financials; strong Excel experience.Leadership and employee development skills.Superior communication, time management and organizational skills.Ability to think strategically with proven problem solving skills.Outstanding work ethic and an ability to manage multiple projects simultaneously to meet frequent deadlines.Ability to work effectively with individuals at all levels.Detail-oriented; "hands-on" approach.TYPICAL PHYSICAL DEMANDS:Will be exposed to constant activity that requires intermittent standing, bending, crouching, pushing/pulling, lifting/moving/carrying (light to heavy weight material/appliances/equipment up to 50 pounds for variable distances), climbing ladders/stairs, and walking on rooftops without endangering yourself, residents or co-workers. Requires manual dexterity sufficient to operate small-motorized equipment (i.e., repetitive hand/wrist, gripping and elbow motion). Must have normal range of hearing, vision, color discrimination and depth perception for proper operation and repair of machines, wiring, and equipment. Must be able to complete tasks wearing appropriate safety equipment (i.e., back belts, goggles, masks, gloves, etc.).TYPICAL MENTAL DEMANDS:Must be able to read and write in English at intermediate level to read diagrams, meters, instructions, write reports, etc. Must be able to apply common sense understanding to carry out instructions and plans. On a regular basis must use independent judgment (following prescribed procedures) to determine actions to be taken, priorities, emergencies, etc. Must be able to deal with moderate to high levels of stress due to meeting deadlines, reprioritizing activities and supervising employees. Will interact regularly with residents, vendors, contractors, supervisors, employees and coworkers and therefore, must have excellent interpersonal skills.Licenses/Equipment:Valid driver's license and current automobile insurance is required; position requires own vehicle to fulfill all of job's functions.EPA certification Type I and II.Other licenses and certification as required by Bainbridge, state or federal law.Use of general maintenance equipment including but not limited to: hand tools, ladders, refrigerant recovery units, landscaping equipment and required safety equipment, all equipment must be used without jeopardizing the safety of yourself, fellow associates or residents.Appropriate safety equipment and apparel that includes proper footwear, such as work boots.Skills:Ability to read, analyze and interpret all forms of information.Excellent written and verbal communication skills.Ability to accept and learn from constructive criticism.Well organized, detail oriented, efficient.Ability to prioritize and multi-task.Must be team oriented but able to work independently on occasion.Strong analytical and problem solving skills.Strong customer service orientation.Ability to follow oral and written instruction.Ability to lead and motivate both individuals and teams.Computer Skills:Basic computer and Internet knowledge.Ability to use Outlook, Word and Excel.Ability to operate and understand personal computer functions and company utilized software packages.Contacts:Customers, residents, vendors, contractors, onsite associates, Property Managers, corporate office personnel, partners, lenders, owners and principles.Learning and Development:Commit to ongoing professional development and career growth.Career Apparel:Must wear career apparel based on defined company standards.#J-18808-Ljbffr
