With direction from the Design Director and Project Manager, analyze client needs and utilize independent thinking to develop approaches in all phases of international and domestic large scale mixed-use, hospitality, residential, healthcare, education, governmental, and commercial projects, including new construction, parking garage, unit plans, and site planning. Understand overall project goals and constraints, including client values, construction and design budget limitations, and schedule requirements.Apply promptly! A high volume of applicants is expected for the role as detailed below, do not wait to send your CV.Develop creative and innovative design ideas, concepts, and solutions while serving as an integral member of the design team, from pre-design to all phases of projects, including initial concept development, space planning and programming, custom detailing and research for building codes. Administer applicable agency review analysis (accessibility, zoning, life-safety, etc.).Utilize independent thinking and 2D/3D CAD and building information modeling programs, including Revit, AutoCAD, SketchUp, Rhino, 3ds Max, Lumion, Enscape, VRay, Photoshop, Illustrator, InDesign, PowerPoint, and freehand sketching with markers and pencils to develop design concepts and refine them into design solutions. Apply own judgment, analysis, and computer skills to develop 3D building computer models and images, and presentation materials.Produce clear and compelling design presentations for design and concept development for projects and competitions requiring expedited concept development and document production. Build physical models using digital fabrication software, 3D printer, and laser cutter for design development and presentations. Set up the context model environment and settings for VR architectural visualization for advanced design presentation options for the client(s).Produce site analysis studies with site photography, code research, base drawings, and diagrams. Provide alternative site design studies requiring site plans, site sections, 3D digital massing, and physical site modeling. Coordinate and gather data on provided site survey of existing conditions and take as-built measurements.Prepare and incorporate weather data analysis to identify passive design potential based on the local climate and building use to minimize building energy needs/carbon footprint and maximize energy/carbon savings. Develop and produce construction documentation, including documenting architectural plans, elevations, sections, and details in imperial or metric standards, ensuring quality control and completion.Develop programmed space spreadsheets, room data sheets, material and finish schedules in Revit. Analyze sketches, photographs, notes, and other input material to determine the best approaches for completion of drawings to solve technical issues of design in relation to building structure, HVAC system, fire protection, and materials for intricate detailing, client needs, sites, and buildings.Incorporate sustainable design principles and strategies into projects, participate in documentation and commissioning process, prepare 3D energy models to evaluate daily sun exposure, analyze heat loads, and maximize energy savings using ClimateStudio and Grasshopper. Participate in meetings with clients, consultants, contractors, and public agencies on a given project and coordinate for client and agency review and approval.Coordinate project data and transmission and all electronic communications using project information management software Newforma, SharePoint, BIM 360, and other construction coordination software. Assist in identifying weekly project requirements and projecting long-term needs. Coordinate with project team to respond to requests for information (RFI's), and review and respond to contractor change orders.Perform necessary modifications of drawings and specifications as construction projects progress and changes in dimensions, materials, and other aspects of design arise from client, agency, or public input. Coordinate with civil, mechanical, electrical, plumbing, fire protection (MEP/FP), lighting, landscape, code, traffic, parking, kitchen, zoning, signage, acoustic, security, curtain wall, faí§ade maintenance, special systems, vertical transportation, and structural consultants to incorporate building systems into unified design.Apply knowledge of building technology, building materials, construction methods, costs, and code to the design process. Assist in construction administration; conduct site visits, final field observations, prepare punch lists and record drawings, review and prepare certificates of substantial completion, occupancy, and final completion.Job Requirements:Bachelor of Architecture (5 year) or foreign equivalent plus 5 years of progressive experience to include assisting in competition/concept and all phases of international and domestic large-scale healthcare, institutional, residential, cultural, recreational, commercial projects including new construction, renovation & expansion, interiors, urban-scale planning, and site planning; assisting in responding to Requests for Qualifications (RFQ's), Requests for Proposals (RFP's), and design competitions, analyzing client needs, translating project functional and spatial requirements into preliminary feasible design solutions.Researching on different precedents, design approaches based on previous projects, including domestic and international building codes and regulations, sustainability strategies, collecting data, and preparing precedents reports and presentations to incorporate research and data into architectural designs. Coordinating and gathering data on provided site survey of existing conditions; producing site analysis studies with site location, photography, and survey, producing code research, base drawings, and diagrams.Providing alternative site design studies requiring site plans, site sections, 3D digital massing, and physical site modeling; preparing and gathering basic weather and microclimate data based on the location of the site using Ladybug tools, ClimateStudio, Autodesk Ecotect, etc.; assisting in generating compiling graphic storytelling to advance the project delivery and scope.Preparing architectural visualization imagery utilizing advanced rendering and animation techniques using 3ds Max, V-Ray, Enscape, Lumion for design evaluation; post-produce with Adobe Photoshop, and produce analytical diagrams using Adobe Illustrator. Utilizing independent thinking, analysis, and digital modeling skills to develop 3D building computer models using Rhinoceros, Grasshopper scripting, 3ds Max, basic Revit, SketchUp, and AutoCAD based on design concept.Building physical models using digital fabrication software, 3D-printer, laser cutter for internal design study and external presentations; assisting in photo shooting of the final physical model for presenting and archiving purposes; assisting in modeling and drafting in Autodesk Revit during schematic design phase, organizing digital files and distributing documents in BIM360 for coordination with consultant team.Developing program layout concepts and generating program documents including plans, elevations, sections, and functional diagrams, based on clients' functional and spatial requirements; organizing past projects by categorizing design concepts, compiling imagery, 3D models, and presentation materials.Supporting marketing team by providing storytelling content for awards application and social media promotions using Adobe InDesign and PowerPoint; assisting in generating multimedia content for client meetings and public presentations; assisting in creating 3D animations and editing presentable videos with film editing software.Setting up the context model environment and settings for VR architectural visualization for advanced design presentation options for the clients, as well as to use as in-house design reviews; assisting in coordinating architectural design concepts with consultant teams; coordinating with outsourcing consultant team on architectural visualization to properly convey design idea in the final outsourcing renderings and animations.Salary RangeWe foster a culture that is diverse and inclusive and strive for pay practices that are fair, and competitive and reflect our commitment to pay equity.
