Director of AcquisitionsColumbus, OH (Open to Remote for Nationwide Sourcing)Black Gate Partners | A Growing Private Real Estate Investment FirmAbout UsBlack Gate Partners is a privately held commercial real estate investment firm specializing in Value-Add and Core-Plus Class BC neighborhood strip centers across the U.S. With $60M in assets under management (AUM) and a strong growth trajectory we are actively expanding our portfolio and seeking an Acquisitions Manager to lead the charge in sourcing, underwriting, and executing new investment opportunities.Job SummaryThe Director of Acquisitions will be responsible for identifying, analyzing, negotiating, and closing commercial real estate investment opportunities that align with our firm's acquisition strategy. The ideal candidate has strong financial modeling skills, market knowledge, and a robust network of industry contacts to source deals nationwide.Key Responsibilities:Deal Sourcing & OriginationIdentify and develop off-market and on-market acquisition opportunities across targeted U.S. marketsBuild and maintain relationships with brokers, property owners, lenders, and real estate professionalsUtilize market data and investment trends to proactively source value-add and core-plus strip center acquisitionsLead initial outreach and negotiate preliminary terms with sellers and intermediariesUnderwriting & Financial AnalysisConduct detailed financial modeling, underwriting, and cash flow projections (IRR, NOI, cap rates, DSCR, etc.)Perform market research, rent comps, sales comps, and tenant credit analysisPrepare and present investment committee reports with riskreward assessments and strategic recommendationsTransaction Execution & Due DiligenceLead negotiations, LOIs, and purchase agreements with sellers and brokersManage and coordinate due diligence, including lease reviews, third-party reports, financial audits, and property inspectionsWork with legal, financial, and property management teams to ensure smooth transaction closingsSecure debt financing and equity funding for acquisitions in collaboration with lenders and investorsPortfolio Strategy & Asset Management SupportTrack and analyze asset performance post-acquisition to optimize value-add strategiesCollaborate with the asset management team to implement leasing strategies and capital improvementsMonitor real estate market trends and identify emerging investment opportunitiesQualifications & RequirementsRequired:3-7 years of experience in commercial real estate acquisitions, investment sales, brokerage, or underwritingStrong financial modeling skills in ExcelArgus with expertise in DCF, cap rates, and risk analysisDeep understanding of retail and strip center market dynamics, valuation metrics, and tenant analysisProven ability to source and close deals independentlyStrong negotiation skills and experience structuring real estate transactionsExceptional networking abilities with a broker, lender, and ownership networkBachelor's degree in real estate, finance, economics, or a related fieldPreferred:Existing relationships with brokers, lenders, and property owners in target marketsExperience with financing strategies and structuring debtequity dealsCCIM, CFA, or real estate investment certifications are a plusCompensation & BenefitsBase Salary: $90,000 - $120,000 (Depending on Experience)Bonus Structure: $40,000-$60,000 (Performance-Based)Equity Participation: GP profit share on sourced dealsFlexible Work Environment - Based in Columbus but open to remote deal sourcingGrowth & Career Advancement- Direct exposure to investment decisions and principal-level responsibilitiesWhy Join Us?Hands-on role with direct impact on deal flow and firm growthOpportunity to grow with a rapidly scaling investment firmSmall, entrepreneurial team with direct access to firm leadershipEquity participation in deals to build long-term wealthHow to ApplySend your resume and a brief cover letter outlining your deal experience and why you're a fit for this role to ?
