SENIOR HVACBUILDING TECHNICIANClassification: Non ExemptHourlyReports to: Regional Property ManagerLocation: Atlanta, GASummaryObjectiveAs a commercial building technician, you will be responsible for maintaining and operating the mechanical, electrical, and plumbing systems within a commercial building ensuring its functionality. You will be required to perform preventative maintenance, troubleshoot issues and coordinate repairs as needed. You will interact with tenants and building occupants to address concerns and maintain a positive building experience. The building technician position is responsible for performing highly diversified tasks. Must have commercial HVAC experience.Essential FunctionsAssist with troubleshooting, maintenance and repairs of buildings and installed systems to include plumbing systems, roofs, drains, shop, grounds equipment, and stallation, troubleshoot, and repair of Building Automation Systems (BAS).Monitor and make adjustments via BAS software where applicable.Clean, lubricate, and service a wide variety of pumps, valves, pneumatic controls, electrical, mechanical, and hydraulic devices.Assist with installation and modification of building equipment and systems.Replace and repair building finishes such as ceiling tiles, door hardware, wallpaper, and can paint walls, piping, floors, and equipment.Troubleshoot, evaluate, and make recommendations to upgrade maintenance operations andor implement savings opportunities.Possess competent knowledge of the use and care of tools and equipment used in facility and ground maintenance.Respond immediately to emergency situations and customer service requests as spect buildings, grounds, and equipment for unsafe or malfunctioning conditions, preventative maintenance, etc.Maintain and operate fire and life safety systems such as; Fire alarm systems, fire pumps and related fire protection system equipment as assigned.Perform snow removal when ply with all applicable codes, regulations, governmental agency, and Company directives related to building operations and practice safe work habits.Ability to use technology such as; smartphones, tablets, computers, web-based applications, building automation systems, plete all required Safety Training as scheduled ply with the Uniform Dress Code while working and maintain a neat and clean appearance while on the property at times other than working hours. The Senior HVACBuilding Technician oversees the day-to-day operations of the Atlanta maintenance team.Work EnvironmentThis job requires working in commercial spaces including but not limited to industrial, warehouse, and office environments.This position will require working indoors and outdoors in various climate conditions ranging from very hot to very cold with rain to very hot and humid. Must hear and speak well enough to conduct business over the telephone or face to face for long periods of time.Must be able to lift 75 pounds.Must be able to exert up to 20 pounds of force.Must be able to use a ladder.Required Education and ExperienceDriver's licenseHigh School diploma or equivalent.Preferred Education and ExperienceTrade schoolSeven (7) years' experience doing general maintenance work in a commercial space.Five (5) years' HVAC experienceEPA universal refrigerant handling license preferred.Knowledge of codeWorking HoursTypical work week is forty (40) hours per week.
