Location of worksite: Constitution Ave, NW Washington, DC Full Time Monday - Friday 06:00am to 02:30 pm Pay Range $41.00to $44.00 Subject to emergency on-call and callback status including nights, weekends, holidays. Flexibility to work alternative schedules or overtime as necessary. Summary Serve as a Licensed HVAC Technician or Licensed Building Engineer and perform complex technical work in the HVAC trade functions, on a journeyman level, in the installation, operation, maintenance, modification, service and repair of commercial building systems, equipment, and related mechanical systems, in accordance with applicable industry codes. Also serve as an onsite supervisor for a team of 6 maintenance technicians including licensed plumber, licensed electrician and general maintenance staff. Licensed HVAC Technician or Licensed Building Engineer performs a variety of HVAC functions . Perform a variety of general maintenance functions including efficient operation, maintenance, and repair of building systems. Building systems include HVAC, electrical, lighting, plumbing, carpentry, drywall, painting, masonry, flooring, and hardware. Required Licenses, Registrations or Certifications for HVAC Mechanic Or Building Engineer Required: Hold and maintain required federal badging for building access. Required: Journeyman's HVAC License or DC 3 rd Class Engineer License Required: Universal CFC Preferred: OSHA 10 Training, OSHA Asbestos Awareness, UST Class C Certification Licensed HVAC Mechanic or Licensed Building Engineer Required Experience to be Successful: Five years (within the past seven years) experience of HVACEngineering experience in O&MFacilities Management of buildings with equipment of the approximate size, complexity, and other characteristics of the equipment to be operated and maintained. One building, approx. one (1) million square feet. Must be able to independently determine appropriate work methods per applicable codes and craft techniques necessary to accomplish work assignments and be capable of performing a variety of HVACEngineer services. Knowledgeable in sizing area for proper size BTU's for heating and cooling. Proficient in brazing and soldering techniques. Five years of experience supervising trades staff. Licensed HVAC Mechanic or Building Engineer Duties & Responsibilities Must have technical knowledge of, operate, maintain, and perform proactive, reactive, and preventive maintenance of commercial and industrial Building Automation System (BAS), 200+ tons Centrifugal Chillers, Air Cooled Chillers, Cooling Towers, Air Handling Units, DX units, Pumps, Variable Air Volume, Reheats, Fan Coil Unit, Low Pressure Steam, Steam Traps, Heat Exchangers, Chemical Treatment, Controls and other building mechanical equipment. Must be familiar with emergency systems including redundancy, isolation, change over, and shut down of all utilities, and mission critical systems. Perform periodic tours, recording required data in operating logs. Perform maintenance duties in accordance with standards, building protocol, manufacturer recommendations and industry best practices. including changing filters, cleaning coils, flushing condensers, punching tubes, greasing fan, pump and motor bearings as required, inspecting and adjusting belts, replacing motor bearings, aligning pulleys and shafts, monitor condenser, chilled, heating and secondary water chemical treatment and its associated feed equipment, clean and maintain cooling towers, and perform annual inspections and other scheduled routines as directed. Inspect engine room equipment, fan room equipment, cooling tower, all motors, house pumps, electric rooms, back-up generator, fire pump(s), sump pump(s), and ejector pumps. Replace lamps, light fixtures, reinstall or replace signage, verify rooms are clean and clear of obstructions and debris. Be able to demonstrate practical knowledge of Chiller Plant Operations and Building Mechanical Systems. Licensed HVAC or Licensed Building Engineer Physical Requirements & Working Conditions Ability to work in a variety of workspaces and position self for extended periods of time. Frequent moving and sedentary, positioning self throughout commercial building including stairs in utility areas. Ability to move and transport 50 pounds or more to include ductwork, furnaces or materials. Ability to detect & discern unusual odors relating to chemicals and equipment operation systems and detect & discern unusual operating sounds.
