THE JOBThe Manager of Facility Repair and Maintenance will oversee all aspects of repair and maintenance activities for Frontwave Arena, ensuring the venue remains in optimal condition to provide a safe and enjoyable experience for patrons, staff, and event organizers. This role is responsible for managing maintenance staff, coordinating with external contractors, and implementing preventive maintenance programs. The ideal candidate will possess strong leadership skills, technical expertise, and a commitment to operational excellence. This individual will work alongside departmental staff to support all facility systems including mechanical, electrical, plumbing, HVAC and iNet automated building management systems. The manager will report to the Assistant General Manager. Success in this role is a balance between the immediate and 247 needs of keeping the venue in top condition with long-term strategies for cost savings, asset longevity, and guest and ownership satisfaction. KEY RESPONSIBILITIES· Develop and implement comprehensive preventive maintenance programs to ensure the longevity and reliability of venue equipment and facilities.· Oversee day-to-day repair and maintenance activities, ensuring timely and effective resolution of maintenance issues.· Coordinate and supervise the work of maintenance staff and external contractors.Operational Efficiency· Monitor and analyze maintenance operations to identify areas for improvement and implement corrective actions.· Ensure compliance with maintenance schedules and timely response to maintenance requests and emergencies.· Maintain accurate records of maintenance activities, equipment status, and work orders.Cost Management· Develop and manage the maintenance budget, ensuring cost-effective use of resources.· Identify opportunities for cost savings through efficient maintenance practices, vendor negotiations, and energy-saving initiatives.· Track and report on maintenance expenditures and savings.Safety and Compliance· Ensure all maintenance activities comply with local, state, and federal regulations, building codes, and safety standards.· Conduct regular safety inspections and audits, addressing any identified issues promptly.· Promote a culture of safety among maintenance staff and contractors by following the life safety and emergency program as needed. · Respond to routine, precautionary, and emergency alarms from building automation and life safety systems.Customer Satisfaction· Respond to feedback and complaints related to maintenance issues, ensuring high levels of customer satisfaction.· Collaborate with other departments to support event setup and ensure the venue meets the needs of event organizers and patrons.· Conduct satisfaction surveys and analyze results to identify areas for improvement.Asset Management· Maintain an inventory of spare parts and maintenance supplies, ensuring adequate stock levels and minimizing downtime.· Manage the maintenance and repair of all venue assets, including HVAC systems, electrical and plumbing systems, and structural components.· Implement asset tracking and management systems to monitor the condition and performance of key novation and Improvement· Stay current with industry trends and best practices in maintenance management.· Evaluate and implement new technologies and processes to improve maintenance efficiency and effectiveness.· Lead continuous improvement initiatives to enhance maintenance operations.Event Operations Support· Serve as R&M on-duty technician for events, as necessary.· Schedule R&M staff to serve as on-duty technician so that at least one R&M department technician is on duty at all times from event load-in until load-out.· Collaborate with the event operations team to address all maintenance and repair needs before, during, and after events. Ensure that HVAC systems are set to maintain the venue at optimal or requested temperature for the duration of the event.· Provide on-site support during events to quickly resolve any maintenance issues that may arise.· Assist with the set-up and teardown of events as needed, ensuring that all facilities and equipment are in proper working order. QUALIFICATIONSEducation and Experience· Bachelor's degree in Facilities Management, Engineering, or a related field preferred.· Minimum of 5 years of experience in maintenance management, preferably in a sports and entertainment venue or similar environment.· Proven record of managing maintenance teams and budgets effectively.· Experience in managing conflicts, making decisions, and exercising proper action during high tension and stressful situations.Skills and Competencies· Strong leadership and team management skills.· Excellent problem-solving and decision-making abilities.· Technical expertise in HVAC, electrical, plumbing, and structural maintenance.· Proficiency in maintenance management software and tools.· Strong organizational and project management skills.· Excellent communication and people skills. Certifications· Relevant following certifications or licenses a pluso Certified Maintenance Managero Facility Management Professionalo HVACo Plumbingo Journeyman Electrician WORKING CONDITIONS· Ability to work flexible hours, including evenings, weekends, and holidays as required to support events and maintenance activities.· Physical ability to perform maintenance, repair, operational, and administrative tasks, including lifting up to 45 lbs., climbing, carrying, moving, working from various heights, pulling, pushing, fingering, grasping, feeling, standing, walking, stooping, and kneeling. · Must be able to work in environments with moderate to loud sound levels.· Must be able to read reports, write, type, use a computer, phone and mobile phone. · May occasionally have to enter areas where fumes, airborne particles and toxic or caustic chemicals are present.
