Overland Development is a part of Overland Group and is currently developing assets across multiple types including multifamily, mixed-use, hospitality, retail, and medical office in Utah and Arizona. Overland Development engages in site acquisition, due diligence, project management, capital structuring, real estate private equity, and asset addition to Overland Development, Overland Construction is a general contractor with significant construction experience in multiple asset classes with a presence in both Utah and Arizona. Overland Development and Overland Construction work together to ensure development projects are successful from start to finish.Position DescriptionThe Development Manager serves a critical role on the Overland team. The Development Manager leads and executes in carrying out the development strategy for assigned projects. This includes site acquisition, due diligence, scheduling, budgeting, planning, entitlements, permitting, construction management, and property management turnover. The Development Manager will also share responsibility for leading and supporting the development analyst. The Development Manager will be expected to champion Overland Group's core values of integrity, grit, proactivity, accountability, team-player, and innovation.ResponsibilitiesThe Development Manager serves as the leader of his or her projects and manages each project from land acquisition through sale or property management transition. Land Acquisition & Due DiligenceResearch potential land sites.Source and pursue new development opportunities.Work the development analyst to properly underwrite potential development opportunities, analyze and review the market, zoning and site information.Develop relationships with landowners, brokers, municipalities and other sources for potential developments.Perform due diligence on all new land acquisitions including underwriting and building project proformas: market research, municipal requirements, zoning, entitlements, site constraints, development budget, development schedule, construction budget, construction schedule, operating budget, and financial assumptions.Project ManagementManage multiple real estate development projects. Typical project load is 2-6 projects in various stages of development.Plan and execute the business plan for each development project to ensure adherence to schedule, budget, entitlements, design, permitting, construction management, and property management transition.Plan, direct, and manage the activities of consultants through due diligence, entitlement, design, and construction to ensure adherence to project budgets and schedules.Maintain current knowledge of regulations that might impact assigned projects.Coordinate and assist the President of Development to secure financing for each assigned projectCoordinate and assist with asset management to ensure successful operations and project exit.Construction ManagementActively oversee the pre-construction process to ensure project scope is complete, budgets are in line with underwriting, and value engineering has been reviewed.Monitor the construction of development projects and act as an Owner's Representative to help ensure project schedule and budget are met.Attend regular meetings with the contractor and architect.Review, mitigate, and approve potential change orders throughout construction.Qualifications4+ years' experience minimum in real estate development. Experience in multifamily, hospitality, andor retail development is preferred.Must have taken at least one development project full cycle (from concept to salestabilization).Site acquisition experience required.Bachelor's degree in accounting, finance, real estate, engineering, or related field. MBA, MRED, or equivalent preferred.Excellent project management skills with the ability to strictly meet deadlines and project budgets.Excellent knowledge of financial modeling.Experience structuring and executing project financing a plus.Extremely high level of initiative.Proactive mindset with the ability to solve problems.Strong written and verbal skills.
