The Assistant Project Manager will work closely with the Project Manager to develop, and manager scheduled that align with contract requirements. You'll oversee subcontractor timelines, track materials, create change orders, and maintain strong relationships with clients, subcontractors, and vendors.Duties and Responsibilities: Work with the PM to develop the project schedule in alignment with contract requirements Develop short to medium term schedules for Subcontractor scope of work. Monitor construction performance against schedule and assist PM with managing mitigating any scheduling issues.Amend the schedule to align with efforts to pull the project left Attending the Preconstruction Planning Agenda Meetings. Make sure the team being assigned to specific tasks are aware of their task and meeting the deliverables they are assigned. Submittals Deliverables:Review contract documents, addendum, specifications, and drawings in detailCreate a submittal log for all deliverables. Prioritize long lead and quick requirement itemsInclude the required due date (Review the schedule to ensure lead and review times have been accounted for) Assign a responsible person or party i.e., subcontractor with a due by date for the submittal RFI's.Setup procurement to align with the deliverable dates in the schedule. Develop work scope, pricing, and terms for procurement of subcontracts, equipment, and materials. Perform quantity and material takeoffs from drawings and specifications to develop and requisition for the purchase of materials andor equipment required for the project. Procure items in order of when it is required on site and account for long lead times. Input and track all deliverablesmaterials on the procurement log.Attend the weekly Schedule Coordination Meeting. Manage any changes to the drawings and distribute as required. Manage Change Events and Change Orders with the PM. Assist the PM with getting viable pricing for project material and subcontract services. Maintain as-built drawings and or manage the subcontractors doing as-builts for their work scope.Coordinate site meetings, walkthroughs, punch list items, etc. Establish, maintain, and develop relationships with Clients, Engineers, Subcontractors and Vendors.Assist PM to coordinate subcontractors, suppliers, and self-perform crews.Work directly with site crews to develop relationships and learn specific construction requirements.There is 90% travel involved with this position. Position eligible for reimbursement and coverage of travel expenses. Required Skills and Abilities: Experience in self-perform heavy civil construction.Experience with Procore, Project Schedule, etc.Experience with subcontract scope development, review, and administration.Experience with material procurement.Proficient in MS Office applications.Essential Core Competencies:Problem Solving: Need to identify problems and develop actionable solutions based on project need.
