With guaranteed company growth over the next 5-10 years you will have the chance to take on challenging roles, spearhead new initiatives, and contribute to shaping the future of the organization.What you'll do:Actively participate in day-to-day projects and construction management of high-rise condominium projects ranging from $10M+ to $200M.Manage day-to-day communication and coordination with architects, engineers, consultants, vendors, contractors and trade partners.Negotiate contracts and contract changes with general contractors and direct contract vendors and trade partners.Participate in bid review analysis as well as descoping interviews with general contractors for final contractor prehensive budget tracking, forecasting and management.Coordinate and attend design, progress, and construction (OAC) meetings.Review general contractor and consultant invoices for accuracy and compare them to applicable contract commitments. Facilitate the draw process with Lender representatives and ensure contractor compliance with lender requests.Create and maintain basic financial analysis to assist with project decision making.Provide directions, with Development Manager, to the finance team on input assumptions and general updates to project proforma models.Prepare internal reporting, including periodic project cost and schedule updates.Assist in RFP preparation, proposal leveling and contracting process for contractors, direct contracts, and other outside consultants.Coordinate and attend meetings with municipal and regulatory officials to complete entitlements, secure permitting, and facilitate the inspection process.Support efforts of major financing events for projects as they commence construction. Track project schedules, monitor progress and delays.Monitor track contractor insurance spect construction development to ensure completion of work; confirm safe healthy jobsite.Maintain relationships with adjacent properties and ensure construction activities are coordinated with surrounding properties, as required, and minimally disruptive to the neighboring community.Collaborate with all team members to support the vision of the company.Assist in design reviews to ensure efficient designs focusing on constructability, cost and schedule efficiencies, quality and the end user.Participate in contract review meetings with legal counsel and insurance teams, providing a results driven approach by safeguarding the Owner's vision while mitigating risk.All other duties as assigned per project.Extensive construction knowledge, uses judgment, leadership, and experience to accomplish goals.Assist in obtaining necessary permits to construct project. Reviews schedules and walks all construction activities to ensure compliance with Owner's standards.Pre-construction duties include site and architectural plan review and recommendationsReviews the construction project schedule to ensure timely and quality performance andor supervising construction laborers.Setting up construction schedule with GC and monitoring dailyweekly specting jobs in process and at completion to ensure that standards of workmanship and safety are maintained.Reviews pre-settlement inspections and orientation with Client Delivery Manager and homeowners.Tracks rate and quality of production.Foresees future changes in job which may affects the contractors' needs.Oversight of customer service coordination with Contractor, Client Delivery Manager, and property Management Company after settlement.Accounting administrative - Controls accurate hard cost budgets, Approves invoices relating to improvements, construction, cost control, reviews all purchase and change order requests.Participates in all project meetings. Oversees the document control for the project during the construction phase and closeout. Tracks RFI's for the project and manages consultants in the response of RFI in a timely manner and inline with Owner's interests.Preparation of weekly and monthly reports that discuss, in detail, the status of the project. Prepares job start up and close out. Ensure agreements, insurance certificates, bonds and other documents are executed accurately as required and properly filed. Develop the monthly job status report and participate in the preparation of cost analysis worksheet. Track and report on change-order proposals, negotiate change-orders. Prepare scope of work and proposal review process with general contractors, owner vendors, preconstruction and construction consultants. Manage general contractors' and direct contractors' proposed change-orders, billings and change-orders. Manage submittals, request for information, shop drawings, substitution requests process between general contractor and Owner's consultants. What we are looking for:Bachelor's Degree in related field; (e.g., Real Estate, Architecture, Engineering, Construction Management)10+ years of related AEC industry, real estate, general project management or construction project management experience required.Minimum of 4 years project management experience in building or overseeing luxury, high-rise, residential condominium projects in Florida.Passion for real estate development, design & construction.Ability to plan and prioritize while focusing on details and effective time management. A self-starter able to work independently and lead portions of a project while being able to leverage the development, Planning and construction teams' time.A working knowledge of development fundamentals; including the process, economics, design, financing, permitting, construction, and project management.Knowledge of design construction fundamentals; including design phases and deliverables, delivery methods, bid leveling and negotiations, contract awards and general project management. Strong organizational skills, attention to detail, critical thinking skills, confidentiality, integrity, and the ability to maintain a high level of professionalism in a fast-paced, dynamic environment.Strong entrepreneurial, communication, organizational, problem-solving, and interpersonal skills.Ability to simultaneously manage multiple projects for new construction, renovations, tenant improvements and civil construction. Provide clear, concise, and transparent cross-team communication for all aspects of projects and project delivery.Uses good judgment, leadership and decision-making experience to accomplish goals.Ability to deal effectively with Architects, Consultants, Vendors, Contractors, client's representatives, AHJs, etc.Microsoft Office applications and Project management software experience required.
