Metasys, train tracer, building management systemSUMMARY:Performs a range of routine maintenance and repair work as a skilled mechanic in support offacility related operations on and around the Fujitsu campus. Qualified candidates should be atrade school graduate in building automation systemsHVAC with a GED or High SchoolDiploma, preferably 10-20 plus years of experience in the industrialcommercial maintenancefield, the ability to read blueprints and schematics, and have other general mechanical andelectrical work experience. Candidates should also have a high aptitude for HVACtroubleshooting and good preventive maintenance scheduling skills.Duties include maintaining chilled water rooftop air handlers and associated digital and pneumaticcontrolled forced air systems. This includes monitoring and maintaining all heating, ventilationand air conditioning (HVAC) equipment, performing repairs, and general and preventivemaintenance on large capacity centrifugal chillers, pumps, refrigeration systems, andelectricalmechanical controls. Job requires general knowledge of mechanical servicesdistribution systems related to compressed air, nitrogen, steam, hot water production, andcondensate, operating and maintaining the boilerchillerelectrical systems; including operatingand maintaining steam distribution system, monitoring condensate line chemical feeds, generalknowledge in adjusting and conditioning boiler feedwater makeup, and boiler PM scheduling.RESPONSIBILITIES: (Having knowledge of these systems are a plus)ï‚· Use manual or automated controls (Johnson Controls MetasysTrane Tracer) to place inor out of service all auxiliary equipment in proper sequence to start or shutdownequipment;ï‚· Properly record daily plant operational metrics such as hourly readings on chillers,boilers, cooling towers, motors, gauges, indicators, thermometers, etc., on plant logsheets or online database;ï‚· Maintain HVAC, boilers and machinery (e.g. electrical system, mechanical valves, heatexchangers, pumps, etc.) for the purpose of ensuring equipment is in safe and efficientoperating condition;ï‚· Performs skilled pipe and steam fitting duties for the purpose of maintaining boilerheating and humidification systems;ï‚· Maintain chilled water rooftop air handlers and associated digital and pneumaticcontrolled forced air systems (VAVs, FMBs, FCUs);ï‚· Maintain campus general building exhaust systems and Manufacturing Floor exhaustsystems;ï‚· Provide analyticdiagnostic services andor use higher level technical skills whichnoticeably affect work results, specifically as it relates to HVAC and Electrical PM.Analyze system or component failures and recommend proper corrective actions;ï‚· Operate, control, and adjust manual and automatic controls on individual boilercontrol boards to increase or decrease feed water to boilers for the maintenance ofproper and safe water levels in boiler drums;ï‚· Place boilers in and out of service as instructed or as necessary by malfunctioningequipment andor fluctuating humidity or heating requirements;ï‚· Responsible for both natural gas fired and steam fired hot water production andequipment maintenance;ï‚· Maintain sufficient repair parts inventory for long lead items;ï‚· Fill out paperwork including but not limited to in-house work orders (Facilities ServiceRequests), inventory, and preventive maintenance forms;ï‚· Review design documents and evaluate compliance to standards and specifications.Conduct job-site inspections to determine compliance to standards and codes andconduct training sessions for other personnel in any HVAC related topic; perform on thejob task organization including task organization, safety and quality control;ï‚· Overall responsibility for the maintenance and repair of building system infrastructure,including upkeep of buildings, grounds, equipment and central plant mechanical andelectrical systems. Supports crew leads to troubleshoot equipment and helps with startupand trouble alarms;ï‚· Executes all assigned maintenance work, including preventive maintenance, routinemaintenance, and urgent work assignments. Work will include periodic assistance withoutdoor cooling tower repair and maintenance, electrical or general mechanical repairs,carpentry work, welding, and facilities' equipment repairs;ï‚· May be responsible for assigned project work within the implementation of capitalprojects. Listed duties are not intended to be an exhaustive list of all responsibilitiesrequired of personnel so classified;ï‚· May be responsible for identifying problem areas on all roofs and air handlers related torainwater leaks and other weathering;ï‚· Performs miscellaneous job-related duties as assigned;ï‚· Responsible for company tools and equipment;ï‚· ISO 14001 compliance in conjunction with the plant Environmental Engineer as directed;ï‚· Responsible for ensuring daily compliance with all plant, Corporate, OSHA, EPA, safety,and health policies;ï‚· May be called upon to act as a first responder in facilities emergencies;ï‚· Occasional overtime is required. Good mannerly customer service skills required;ï‚· Evaluated on: Organizational skills, productivityefficiency, problem solving skills, attitude,attendance, cooperationteamwork, and other factors.Physical requirements for all maintenance positions:ï‚· Heavy, exertion and physical work for extended time periods including heavy lifting,pushing, or pulling required of objects up to 50 pounds or more over long distances.ï‚· Climbing tall, steep ladders and mechanical staircases while carrying heavy tools andequipment.ï‚· Walking long distances carrying tools for long periods up to a full shift, and pushing carts,such as while mowing, operating an edger, operating a backpack blower, deliveringequipment, and other tasks as assigned.ï‚· Must have a full range of normal body motion and movement in order to be able toaccess building equipment and services in locations that are very difficult to access.Spaces, such as crawl spaces, manholes, rooftops, mechanical rooms, and plumbingchases. Access to these spaces will require bending, kneeling, climbing, stooping,stretching, twisting, running, lifting, hammering, crawling, dragging, pulling, pushing,rolling, and other strenuous activities in small spaces.ï‚· Must be able to work strenuously in difficult and extreme temperature conditions forextended periods of time, such as the boiler room, outdoors in direct sunlight in ambienttemperatures of 105 degrees F, unloading freight trucks with interior temperatures ofapprox. 130 degrees F, de-icing crew duty with temperatures of approx. 10 degrees F,and working outdoors in the rain.ï‚· Must be able to work in areas with unpleasant odors, such as grease trap odors, andsewage odors.ï‚· Must be able to work in areas that are continuously wet, and the individual will get wewhile servicing, such as plumbing repairs, sprinkle repairs and setup.ï‚· Must be able to work with up to 30 lbs of tools and equipment with arms extended overhead for long periods of time. In such activities as installing conduit, pulling wire,changing ballasts, and drilling overhead.ï‚· Must be able to see well enough to read small gauges and small font schematics in dimlylight areas and when partially obscured by dirt and debris and be able read the sametype of information in full sunlight.ï‚· Must be able to hear well enough to understand emergency verbal communications, hearwarning bells, whistles and sirens in noisy environments like mechanical rooms.ï‚· Must be able to hear well enough to respond to noisy bearings, squeaky belts, and to beable to tell if equipment is operating or not.ï‚· Must be able to talk well enough and loud enough to communicate emergencyinformation. Such as gauge readings, "Fire", "Help", "Over Here".ï‚· Work environment may involve potential exposure to dangerous materials and situationsthat require following extensive safety precautions and may include the use of protectiveequipment andor respirators. Must be in good physical condition in order to becomerespirator certified to utilize respirators.ï‚· Must be readily and safely able to fit into and through a 20-inch diameter manhole, and a20-inch square mechanical hatch.ï‚· While carrying 50 lbs of tools, parts, equipment andor safety equipment, individual mustbe able to safely utilize ladders, personnel lifts, stairways, fall protection equipment, andother types of equipment that have a maximum total weight capacity of 300 lbs.
