ASSOCIATE PROJECT MANAGERPRIMARY RESPONSIBILITIESThe Associate Project Manager is responsible for the financial and technical management of construction projects and supports all phases of project planning and execution. While each assignment varies, the major specific duties of this position include:Coordinates with tenants and leasing teams to develop space plans (in-house or contracted out) for prospective tenants and capital projects throughout the managed portfolio as needed.Reviews plans to ensure compliance with building and safety codes and other regulations as well as conforming to lease and tenant requirements.Creates andor coordinates the development of pricing plans and working drawings.Prepares cost analyses of capital or tenant improvement projects for the benefit of asset management. Manages small construction projects to include virtual calls, meetings, and site visits.Duties to include contractor selection, invitation to bid requests, bid review and awarding process.Prepares contracts and keeps agreements updated with both contractors and designers. Monitors construction schedule, budget, and construction quality.Participates in project punch walk and obtains close out documentation. Approves and processes contractor invoices and monitors project budget.Generates invoices for design fees and construction management fees.Assists in obtaining Tenant Certificate of Occupancies as needed.Coordinates with landlord RAS and Asbestos inspectors as required.Assists with finish selection of special capital projects and tenant improvement anizes and updates the material libraries across the municates with property management, security, and engineering on all construction related items.REQUIRED EDUCATION AND EXPERIENCECandidate must have a bachelor's degree in architecture, interior design, or closely related field of study. 5+ years (preferred) of design experience with the ability to read and review construction plans and specifications.1 year experience managing projects, creating cost estimates and project budgets. Candidate to have strong management skills to include negotiation and coordination of construction activities and client schedules. Experience collaborating with brokers, building management, tenants, design teams, general contractors, and city officials.Working knowledge of accounting and financial reporting for construction projects.Must have excellent organizational, project management and communication (both written and verbal) skills.Experience in maintaining flexibility with managing a variety of project types andor multiple projects in various stages. Demonstrate proficiency with required technology including AutoCAD (preferred), MS Suite products and scheduling programs.Strong people skills. Must be based in Dallas-Fort Worth.Position requires travel.REMOTE WORK NOT AVAILABLE - A remote work schedule is not available for this position.Salary commensurate with experience.
