Property ManagerNewark, New Jersey$75k-$85kYardi REQUIREDJob Overview:We are seeking an experienced and detail-oriented Property Manager to oversee the daily operations of a luxury apartment complex. The Property Manager will be responsible for ensuring an exceptional living experience for our residents, maintaining the property's upscale standards, managing financials, and upholding all regulatory compliance. This role requires a commitment to high-quality service and attention to detail in all aspects of property management. Availability on Saturdays is required to ensure optimal property performance and resident satisfaction.Key Responsibilities:Property Maintenance & Repairs: Oversee routine and emergency maintenance of the property, ensuring that the high standards of the luxury apartment complex are met. Coordinate with contractors and vendors for maintenance services, including cleaning, landscaping, and amenities upkeep.Tenant Relations: Serve as the primary point of contact for tenants, responding promptly to inquiries, concerns, and maintenance requests. Provide a high level of customer service to ensure tenant satisfaction and retention, creating a positive living experience in the luxury community.Leasing & Marketing: Market available units, conduct property tours, and process rental applications for prospective tenants. Negotiate lease terms and ensure that the leasing process aligns with the luxury branding of the property. Provide superior service during the leasing process to attract and retain high-quality tenants.Rent Collection & Financials: Ensure the timely collection of rent and other fees. Monitor accounts receivable, process late payments, and establish payment plans as needed. Prepare and present financial reports, including income and expense tracking, budgeting, and forecasting for senior management.Lease Administration: Administer lease agreements, renewals, and addendums in compliance with property policies. Ensure lease terms are executed properly and track important dates such as renewals, expirations, and rent pliance & Regulations: Ensure the property adheres to all local, state, and federal regulations, including fair housing laws and safety codes. Stay updated on relevant laws and regulations specific to luxury properties.Property Inspections: Conduct regular property inspections to maintain safety, cleanliness, and operational standards. Ensure the luxury amenities (pool, fitness center, common areas) are in pristine condition and report on needed improvements or repairs.Budget Management: Manage the property's budget, ensuring financial goals are met. Track income and expenditures, identify opportunities for cost savings, and enhance property operations without compromising service quality.Vendor & Contractor Management: Source, hire, and oversee contractors and vendors for services such as landscaping, maintenance, security, and cleaning. Ensure vendors meet the high expectations of the luxury apartment community.Evictions & Legal Matters: Handle eviction proceedings when necessary in compliance with all legal requirements. Work closely with legal professionals to manage any court proceedings or disputes.Reporting & Documentation: Maintain accurate and organized records for leasing, financial transactions, and maintenance. Prepare regular reports for senior management that provide insight into property performance, tenant satisfaction, and financial outcomes.Saturdays Required: Availability is required on Saturdays to manage leasing activity, address tenant needs, and ensure the overall smooth operation of the property. Some flexibility may be available depending on property needs.Qualifications:Bachelor's degree in Property Management, Business Administration, or a related field (or equivalent experience).Minimum of 3-5 years of experience in property management, with experience managing luxury apartment communities highly preferred.Strong knowledge of property management software (e.g., Yardi, AppFolio, Buildium) and proficiency in Microsoft Office Suite.Proven experience in leasing, tenant relations, and financial management in a luxury setting.Excellent communication, negotiation, and interpersonal skills, with a focus on high-end customer service.Solid understanding of landlord-tenant laws, fair housing regulations, and luxury property standards.Ability to handle difficult situations with professionalism and discretion, ensuring a high level of resident satisfaction.Strong organizational skills with the ability to manage multiple tasks and priorities.Financial acumen with experience in budgeting, financial reporting, and cost control.Ability to work weekends (Saturdays) as a standard part of the schedule to meet property needs.Benefits:Competitive salary and performance-based bonuses.Health, dental, and vision insurance.Paid time off and holidays.Retirement savings plan with company match.Professional development opportunities and training.
