Metropolitan Holdings Limited is a fully integrated Developer, Builder, Owner, and Operator of Multi-Family and Mixed-use communities and offers commercial real estate brokerage services for the benefit of our employees, clients, vendors, partners, and investors. We are headquartered in Columbus, Ohio and have properties throughout the Columbus, Dayton, Cincinnati, and AkronCanton markets. We are seeking a Project Manager for our current development project based in Huber Heights, Ohio.The Project Manager will plan, develop, coordinate, and manage onsite construction activities for projects to achievean on time and on budget project, which will result in satisfied clients, as well as a satisfied construction team. This person must be a self-starter, detail oriented and highly communicative. They should also have experience and comprehension with multifamily construction projects, subcontract preparation, and project scheduling.Duties and Responsibilities Complete responsibility for assigned projects including budget, schedule and owner satisfaction.Responsible for project buyout including review of sub bids, writing complete and detailed subcontractscopes, and verification of subcontractor abilities to perform on the project.Responsible for project scheduling, including development with the Project Executive and Superintendentand entry of the initial schedule and weekly updates and monitoring of the schedule.Review and update schedule continually, responsible for weekly schedule reporting to Owner andLeadership team.Responsible for leading all on site meetings inclusive of weekly OAC, Subcontractor, Bid Review,Preinstallation, and Team Huddle Meetings.Responsible for the preparation of the monthly pay-apps and submitting for funding.Responsible for the project budget including monthly forecast of costs to complete and review and signoffof all costs to date. Also responsible for reporting and tracking any allowances.Responsible for owner satisfaction of the assigned projects.Responsible for interface and creating a positive atmosphere with architects and subcontractors.Responsible for oversight of field activities for project including schedule maintenance, quality control andbudget adherence.Responsible for generating and maintaining a site logistics plan and regularly updating in accordance withthe projects phasing plan.Make sure the as-built drawings are being updated at the job site weekly.Responsible for reviewing all submittal data.Responsible for all documentation of the project including subcontracts, RFI's, Change-orders, MeetingMinutes, Submittals, ASI's, PR's COR's, Pay applications, Delay claims, impact reports, schedule updates,Insurance requirements, Release of liens.Avoid or mitigate claims and conflicts.Responsible for closeout of the project including punch-list signoff, collection and verification of allwarranties, operating and maintenance manuals, collection of final payment, final settlement with allsubcontractors.Assist with preconstruction and new business opportunities.Perform additional assignments per supervisor's direction.Support the Metropolitan Holdings environment that fosters teamwork and customer excellence.Job RequirementsProject Management experience with 3-5 years minimum in multifamily.Understanding of budgets and costs, has performed monthly budget updates.Possess good interpersonal skills. Able to communicate and manage well at all levels of the organization andwith staff at remote locations essential.Ability to communicate effectively both orally and written.Demonstrated abilities as a creative, proactive problem solverDetail oriented person.Has performed subcontract buyout and prepared subcontracts with complete scopes of workDemonstrated ability to meet or exceed project schedules.Demonstrated ability to meet and exceed the established project profit.Ability to understand and negotiate subcontracts and owner contracts"”familiarity with AIA orConsensus Documents contracts.Strong problem solving and the ability to exercise sound judgment and make decisions based onaccurate and timely analyses.High level of dependability with a strong sense of urgency and results-orientation.Highly proficient in Procore, Blue Beam, Microsoft Excel, Project Word, Outlook, and supportingsoftware necessary for the job.The Project Manager will need to have dependable transportation to site and will be required to have aphone.
