We maintain a sharp focus on developing and nurturing relationships in the Commercial Real Estate sector to build a portfolio that facilitates long-term, sustainable growth through active management and optimal risk management.Job Summary:The Head of Asset Management plays a pivotal role within the real estate private equity company, overseeing the performance and maximizing the value of a 2,000-door portfolio of single-family rentals (SFR) and small-cap multifamily properties. This position requires a comprehensive understanding of real estate asset management, market dynamics, financial analysis, and strategic planning. The Asset Manager will lead efforts to optimize property performance, coordinate between construction and property management teams, and execute value-add strategies to achieve investment goals.Key Responsibilities:Portfolio and Asset Management:Develop and implement asset management strategies to optimize portfolio performance and maximize asset value.Monitor portfolio-wide metrics, market trends, and property-specific performance to identify opportunities for revenue growth and risk mitigation.Analyze key performance indicators (KPIs) for both construction management and property management teams, ensuring alignment with strategic objectives.Team Leadership:Provide oversight to property management teams, ensuring efficient day-to-day operations, tenant satisfaction, and occupancy optimization.Collaborate with construction management teams to prioritize, budget, and execute capital improvement projects and renovations effectively.Establish clear communication and performance expectations between teams, fostering collaboration to enhance overall portfolio value.Financial Analysis and Reporting:Prepare detailed financial models, including cash flow projections, sensitivity analyses, and portfolio-level P&L assessments.Oversee the financial performance of the portfolio, including revenue tracking, expense management, and budgeting for capital improvements.Generate periodic reports for senior management and investors, offering insights into asset performance, investment progress, and strategic initiatives.Lease and Tenant Management:Oversee lease negotiations, renewals, and tenant acquisition strategies to achieve optimal rental income and occupancy levels.Partner with property management teams to address tenant concerns, enforce lease terms, and maintain high tenant satisfaction.Capital Improvement and Construction Management:Develop and oversee capital improvement plans to enhance asset competitiveness, boost property values, and drive rental growth.Coordinate with construction teams to ensure timely, high-quality completion of renovation projects within budget parameters.Minimize operational disruption during construction and ensure tenant satisfaction throughout improvement processes.Risk Management and Compliance:Assess potential risks, including market fluctuations, regulatory changes, and operational challenges, and implement mitigation strategies.Ensure compliance with all relevant laws, regulations, lease terms, and contractual agreements.Qualifications:Bachelor's degree in Finance, Real Estate, Business Administration, or related field; Master's degree or MBA preferred.7+ years of relevant experienceProven experience in real estate asset management, preferably within a private equity or investment management firm.Strong financial acumen with expertise in financial analysis, modeling, and valuation techniques.Excellent communication and interpersonal skills, with the ability to effectively interact with internal and external stakeholders.Strategic thinker with the ability to develop and implement innovative solutions to complex challenges.Detail-oriented and analytical mindset, with the ability to interpret data and trends to inform decision-making.Proficiency in real estate software and Microsoft Office Suite, including Excel, PowerPoint, and Argus Enterprise.Relevant professional certifications (e.g., CFA, CPA, CPM) are a plus.
