Focused on simplifying complexity for partners, GO Industrial embodies its slogan: INDUSTRIAL UNBOXED.THE ROLE George Oliver & GO Industrial are seeking a motivated and detail-oriented Analyst Associate to contribute to the asset management of its office and industrial portfolio and support new acquisitions, focusing on value-add office buildings and ground-up industrial developments.RESPONSIBILITES Asset Management:Assist with managing a portfolio of office and industrial buildings, which includes maintaining asset-level valuation models, reforecasting property cash flows, and monitoring loan covenants and lender reporting requirementsCoordinate a white glove tenant move-in experience in collaboration with the Property Management teams to ensure a seamless transition for our new tenants.Work closely with the property management team to ensure each property is operating as efficiently and effectively as possiblePreparation of asset management reports for distribution to joint venture equity investors Collaborate with the development team to track and submit construction invoices, while also helping to assist with the overall execution of the business planPerform ongoing research of market conditions, economic drivers, and current and future real estate trendsAssistance in the execution of refinance and disposition transactionsAcquisitions:Assist in due diligence efforts, including reviewing construction costs, property rent rolls, historical income statements, common area maintenance reconciliations, leases, and other financial documents Develop detailed pro-forma and financial models to evaluate investment and development opportunities utilizing Argus Enterprise and Microsoft Excel to determine viability of potential acquisition and development opportunityPrepare investment memorandums and financing packages for use with equity investors and lending institutions Regularly update sale and lease comp database DESIRED SKILLS & EXPERIENCEBachelor's degree or higher in a relevant field.1-4+ years of relevant commercial real estate experience.Highly organized and detail oriented with the ability to multi-task and balance competing priorities.Strong technical skills, including advanced proficiency in Microsoft Excel, PowerPoint, and Argus Enterprise.Collaborative and team-oriented mindset with excellent verbal and written communication skills.Self-motivated with a continuous improvement mindset and the ability to adapt to change.Creative problem-solving skills with a focus on delivering innovative solutions.If interested, please submit your resume and a brief introductory email to .
