Assistant Building Engineer: Lakehouse on 17th (via CAP Management)COMMUNICATIONAs the Assistant Building Engineer, you play a key role in fostering seamless communication among the Chief Building Engineer, homeowners, contractors, and vendors. You will support the implementation of wellness-focused and sustainability initiatives while assisting in emergency responses and addressing maintenance needs efficiently. Collaborate proactively with the Chief Building Engineer to deliver innovative solutions and enhance resident satisfaction.RESPONSIVENESSYour responsiveness to resident concerns, maintenance requests, and operational tasks is critical to maintaining Lakehouse on 17th's reputation as a premier Denver luxury high-rise and WELL-certified community. If immediate solutions are not possible, set clear expectations and follow up promptly. Your work directly supports the WELL-certified vision of Lakehouse on 17th, emphasizing health, wellness, and sustainability in building operations and maintenance.RESPONSIBILITIESThe Assistant Building Engineer works closely with the Chief Building Engineer to support the maintenance and operational needs of Lakehouse on 17th. Responsibilities include:Daily Tasks:Conducting pool and spa chemical tests and adjustments to ensure safe water conditions.Monitoring boiler systems for efficiency and functionality.Performing rooftop inspections to identify potential hazards or maintenance needs.Testing fob access systems and ensuring they function pleting interior and exterior walkthroughs to address safety, maintenance, and cleanliness specting and maintaining lighting systems throughout the property.Conducting garage walkthroughs to ensure cleanliness, lighting, and safety.Weekly Tasks:Draining drip drums and performing sump pump tests to maintain proper drainage.Testing elevator sump pits and garage rollup doors for safety and efficiency.Monthly Tasks:Cleaning elevator tracks and performing fire pump churn tests.Testing emergency phone lines and WiFi backup specting and maintaining fire pits and trashrecycling chutes.Required fire systems churn tests.Required elevator tests.Emergency phone services checks.Cleaning and polishing outdoor steel fixtures and Nana Door tracks.Cleaning shopping carts and other shared-use items to maintain hygiene.Supporting the Chief Building Engineer with preventative maintenance plans and compliance with regulatory standards.Assisting in vendor oversight to ensure contract compliance and high-quality service delivery.Responding to emergencies such as water intrusions or equipment failures and supporting the Chief Engineer in coordinating repairs.Understanding of the building's emergency protocols.Knowledge and ability to shut down the community's water in the event of an emergency.Assis the Chief Building Engineer in the oversight and time tracking of contractor on site.Documenting completed tasks and inspections to support WELL certification and CAP Management reporting requirements.Collaborating on sustainability-focused projects, such as energy reduction initiatives and waterwise landscaping, to align with CAP Management's mission.On-Call Duties, which include responding to afterhours calls and emergencies by phone and in person.EDUCATION ANDOR EXPERIENCE REQUIREMENTSAssociate degree or technical certification in a relevant field is a plus.Minimum of 2 years of maintenance or building operations experience, preferably in a luxury, high-rise, or sustainability-focused environment.Basic knowledge of HVAC, plumbing, electrical systems, fire safety and building automation systems.Experience with sustainability practices and familiarity with WELL certification principles is highly desirable.SKILLS AND ATTRIBUTESStrong organizational skills and attention to detail.Excellent communication and problem-solving abilities.Strong written communication skills.Ability to work both independently and as part of a team.Flexibility to handle on-call responsibilities and occasional weekend tasks as needed.Reliable transportation.WORK LOCATION AND CONDITIONSLocation: Denver, CO 80204.Reliable commute or plans to relocate before starting work required.Work schedule: Full-time, Tuesday-Saturday with on-call PENSATION AND BENEFITSPay: $60,000 - $65,000 per year (commensurate with experience).Benefits:Dental insuranceHealth insurancePaid time offRetirement planABOUT LAKEHOUSE ON 17TH AND CAP MANAGEMENTLakehouse on 17th is a luxury high-rise building and WELL Gold Certified community designed to promote the health and well-being of its residents through thoughtful infrastructure such as increased natural light, biophilic design, MERV-13 air filtration, and edible landscaping.CAP Management, a leader in HOA management, is committed to triple bottom line sustainability"”environmental, social, and financial.
