A Boston-based, private organization that operates two commercial class A buildings and an underground garage is seeking a Senior Property Manager to join their dedicated team. In this role, you will collaborate closely with the VP of Property Management and four other team members, playing an integral role in managing the day-to-day operations of the buildings and garage. Your efforts will ensure tenant and employee satisfaction while maintaining the highest standards of class-A office space operations. Please note: While Boston-based candidates are preferred, the client is open to considering candidates from outside the area who have strong previous ties to Boston.RESPONSIBILITIESMaintain a high level of communication with tenants and vendors; respond to ownertenantemployee inquiries and handle any issues or requests promptly and professionally; and keep the VP, Property Manager informed of service issues and their resolutionsInterface with ownership, senior management, and other operating departments of the family office and the Foundation to ensure effective, timely and efficient operationsCoordinate with regular service and project vendors to minimize tenant interruptions and provide consistent, first-class service, as well as ensure the timely completion of repairs and maintenance tasksCollaborate with property, construction and design teams for tenant fit-out projectsHelp determine and identify capital improvement projectsMaintain first-class property appearance both inside and outsideMaintain, manage and update online property-related filing systemAssist in the negotiation and execution of lease agreements and renewalsCollaborate with property management team to develop and implement property-specific policies and proceduresOversee the monthly accounts receivable billing and collection processesReview vendor invoices for approval and processing; assist with overseeing research and resolution of outstanding vendor accounts payable issuesAssist with the preparation of monthly financial reports, annual operating budgets, CAM and real estate tax reconciliation billingsProvide guidance for Parking Garage management and operationsMaintain compliance and recordkeeping relating to sustainability and reporting for BERDO, LEED re-certification, and Climate Action Plans (resiliency)Manage off-hours emergency situations when they ariseQUALIFICATIONSSKILLSBachelor's degree (preferably in Finance, Real Estate, andor Building Sciences)Minimum 8 years of increasing levels of experience in commercial property management or real estate development, and office management experienceHigh proficiency in the Microsoft Office suite (Word, Excel, PowerPoint, Outlook) and an ability to quickly learn specific property managementaccounting softwareExcellent communication and interpersonal skillsAbility to work in a fast-paced, self-directed, family office environment, with a strong desire to learn and succeedExcellent critical thinking and problem-solving skillsStrong team orientation with the ability to successfully interact with personnel at all levels within the organization and effectively relate to contacts outside the organizationDetail-oriented and highly organized with a strong work ethic and excellent time management skillsCapable of managing competing demands and adept at handling frequent changes, delays, or unexpected eventsDesire and ability to act as the owner of the buildings and garageConscientious COMPENSATIONBENEFITS$150,000++ per year | depending on experienceTop-tier, comprehensive benefits package Hybrid Work Arrangement: This position offers employees the flexibility to work remotely for some portion of each week. For this position, the current expectation is that the Senior Property Manager will work in the Boston office at least three days a week with some responsibility to be on call in the evenings and on the weekends.
