The Mobile Handyperson is the hands on do-it-all service worker who provides support to the Facility Manager and manages the day-to-day repairs in various retail property locations in NJ. Assist in wide range of repairs, inspections, and maintenance within their assigned portfolio that incorporates interior and exterior areas, walls, flooring, carpentry, painting, installed fixtures, roofing systems, lighting, etc.. Maintenance: Performance of ongoing FLS preventive maintenance and repair response work orders on facility requests such as carpentry, plumbing and other installed systems, equipment, and other components. Perform assigned facility inspections and due diligence efforts, reporting on as found site conditions impacting satisfactory client occupancy and operations General interior maintenance - hang pictures, install keyboard trays, repair minor office furniture systems and repair doors Assist the operations team in the maintenance and repair of building and equipment and/or as directed Replace lighting and ballasts Be adaptable with client deliverables with ability to multi-task and communicate Must be willing and able to support any after-hours emergencies and building related activity as required Other tasks as assigned Safety: Complete Hazard Assessments as necessary Comply with all safety procedures, maintaining good housekeeping and safety of work areas. Recognize danger and safety hazards and propose methods to eliminate them Maintain compliance to State, County, or City Ordinances, Codes, or Laws. Must complete all required safety trainings as scheduled. Practice Defensive Driving at all times. Complies with all policies for the safe storage, usage and disposal of hazardous materials. Candidate must possess and maintain a valid state driver's license Administrative: Submit Receipts for expenses Update work order status in real time daily Utilize CMMS systems such as Prism for all work performed Perform Vehicle Safety Inspection in assigned work van Escalating problems or issues to Customer and Manager in a timely manner Attend work and safety meetings as required and complete online monthly training Any other duties and tasks assigned as per employer and client Must know how to navigate apps through ipad and respond to emails Education/training High school diploma orequivalent Years of relevant experience Must have 3-5 years of applicable working experience in general building repair and maintenance, painting, basic plumbing, and basic electrical Skills and knowledge Must be able to work and act independently and make solid decisions in the field and resolve basic problems on your own. Good communication and proactive thinking/approach to problem solving Mechanically skilled and capable of operating hand and power tools Physical work requirements and work conditions Lifting up to 80 lbs Working from heights. Frequently climbing, bending, lifting, kneeling, stooping, and working/extending overhead. Working in adverse conditions (i.e., extreme cold, extreme hot). Driving for long periods of time. Climbing a ladder with a 300 lb weight limit while carrying a tool bag weighing approximately 20 lbs. Climbing a ladder up to 30 feet. Must be available for emergency call-in work and perform other duties as required, on call where applicable. Other Abilities: Strong background carpentry/General building repair/maintenance/plumbing
