Job Description: Assistant Project Manager Location: Edison, NJ Company: New General Contractor (GC) / Developer specializing in ground-up commercial, multi-unit residential and residential developments in NJ and PA. Position: Assistant Project Manager Job Overview: We are seeking a dedicated and detail-oriented Assistant Project Manager to for our client who is growing their team in Edison, NJ. The successful candidate will play a crucial role in supporting the Senior Project Manager (SPM) in the execution of various construction projects, ensuring that all project activities are conducted efficiently and effectively. Key Responsibilities: Submittals & RFIs: Assist in the preparation, review, and submission of all project submittals and Requests for Information (RFIs) to ensure timely responses and approvals. Change Order Logs: Maintain and manage change order logs, ensuring accurate documentation and tracking of all changes. Negotiations of Change Orders: Collaborate with the SPM to negotiate change orders with subcontractors, ensuring fair and reasonable terms. Coordination of Subcontractors: Oversee the coordination of subcontractors, ensuring that they adhere to project schedules, specifications, and quality standards. AIA Billings and Payments: Handle the preparation and processing of AIA billings and payments, ensuring accuracy and compliance with contractual terms. Certificates of Insurance: Ensure that all required certificates of insurance are obtained and maintained for subcontractors and other project participants. Qualifications: Bachelor's degree in Construction Management, Engineering, or a related field preferred. Minimum of 2-3 years of experience in construction project management or a related role. Strong understanding of construction processes, documentation, and project management principles. Excellent organizational and multitasking skills with a keen attention to detail. Effective communication and negotiation skills. Proficiency in construction management software and Microsoft Office Suite. Ability to work collaboratively in a fast-paced environment.
