About the Opportunity: Chelsea Piers is seeking a hard-working and dedicated Facilities Engineer to join our Property Management team. You will be responsible for performing a variety of work requiring the knowledge of one or more skilled trades to resolve operational and/or safety concerns. The Facilities Engineer will directly manage a team of skilled tradespeople and will be responsible for the maintenance and repairs of all HVAC, mechanical, electrical, and plumbing systems and facility improvements across the Chelsea Piers property with the goal of obtaining the most efficient operating results and life expectancy. Primary Responsibilities: Maintain exemplary knowledge of and oversee the maintenance of all building systems/equipment including but not limited to: HVAC - packaged RTUs, AHUs, condensers, pumps, boilers, cooling towers, controls, fans, heat exchangers, water treatment, etc. Plumbing - boilers, piping, ejectors pits, etc. Electrical - distribution equipment, generators, ATS system, etc. Fire & Life Safety - fire alarm, sprinklers (wet + dry), standpipes, pumps, deluge Ice Rinks - Compressors, controls, cooling tower, dehumidifiers Aquatics - Pumps, filters, heat exchangers, UV system, chemical feeds, controllers Build, maintain, and prioritize a task list for yourself and your team Perform inspections, ongoing preventative maintenance, and repair work to assigned property interior and exterior areas, including walls and flooring, installed fixtures, roofing systems, lighting, etc. Manage major HVAC repairs includingcompressor replacement, condenser replacement, evaporator coil replacement, condenser coil replacement, etc. Manage major plumbing replacements including domestic water piping, sewage line repairs, bathroom fixture repairs etc. Manage electrical repairs including running and bending conduit piping, pulling cables, performing electrical panel maintenance, electric motor maintenance and predictive maintenance on said motors and compressors Assess that equipment is being maintained in an energy efficient and safe manner Respond quickly to emergency situations, summoning additional assistance as needed Monitor and comply with all applicable government agency codes and regulations (FDNY, DOB, DEP, EPA, OSHA, etc.) as relates to building operations, and safe work habits Comply with all safety procedures, maintaining good housekeeping and safety work areas. Recognizing danger and safety hazards and propose methods to eliminate them Meet with service providers on routine and emergency visits Manage and oversee all service contracts for the facility including but not limited to fire alarm, elevators, generators, ice compressions, HVAC, sewage ejections, domestic water pumps, golf towers, heat trace systems, etc. Provide positive and negative feedback to direct reports and conduct regular performance reviews as required by company policy Qualifications Qualifications: At least 5 years working in a similar capacity High school diploma/trade school or equivalent with demonstrated experience in maintenance and repair of all facility related equipment. NYC FDNY Certificate of Qualification (Q-01 Refrigerating System Operating Engineer) If not already held, candidates will also be required to obtain, within 3 months of employment, valid S-12 and S-13 FDNY Certificates of Fitness for Sprinkler and Standpipe systems. Will also be required to obtain, within 12 months of employment, valid S-95 and F89/T89 Certificates of Fitness. Chelsea Piers will pay schooling and certification fees for successful completion of required certifications Possible weekend work and on call 24/7 based on facility needs
