Job Summary: The Area President - Florida will have senior leadership responsibility for driving the growth and operational success of our Florida markets, including the Orlando and Tampa divisions, which are in early growth stages, as well as expanding into new markets including Jacksonville and Southwest FL. This leader will develop, implement, and oversee the execution of the area's strategic and annual operating plans to achieve the company's growth objectives. As a key member of the executive team, the Area President will be accountable for recruiting, developing, and leading Division Presidents to meet business objectives, expand market presence, and maintain strong profitability. Key Responsibilities: Strategic Leadership & Growth: Lead the development and execution of the Florida area's strategic and annual operating plans, aligning with company growth objectives and performance targets. Provide visionary leadership and guidance to Division Presidents (Orlando & Tampa), ensuring alignment on objectives and plans for both short-term and long-term business success. Identify and evaluate new market opportunities within Florida, including the currently targeted markets of Jacksonville and Southwest FL, focusing on high-potential regions for expansion and long-term profitability. Oversee the startup and scaling of new divisionssubdivisions, including securing a land pipeline, recruiting and building leadership teams, and ensuring smooth operational integration. Land Acquisition & Pipeline Management: Maintain a robust land pipeline across Florida to ensure long-term growth and operational success. Collaborate with division leaders to identify and secure new land opportunities, while ensuring the successful closure of ongoing deals. Drive the acquisition strategy for new land and manage risk by conducting thorough market analysis and due diligence. Operational Excellence & Financial Performance: Oversee the creation, review, and presentation of the area's annual budget, land books, and future land deals; coordinating with divisional leadership to align financial goals and monitor performance. Ensure that divisional leadership consistently meets financial and operational targets by leveraging effective cost controls, budgeting, and performance tracking. Focus on profitability and operational efficiency, ensuring that all divisions and subdivisions meet or exceed performance expectations. Talent Development & Leadership: Recruit, develop, and mentor a high-performing leadership team capable of executing the company's objectives and driving growth. Build a culture of collaboration, accountability, and continuous improvement within the divisions, ensuring that the team is well-equipped to meet the challenges of expansion. Provide leadership development opportunities and create a succession plan to sustain growth and operational success. Integration of Acquisitions: Lead the integration of any acquisitions within the Florida market, ensuring smooth operational and cultural alignment with existing divisions. Drive synergies between acquired operations and the company's broader business, ensuring financial and operational success. Community & Industry Relations: Act as the primary liaison with developers, contractors, local government officials, and community stakeholders to strengthen relationships and promote the company's brand and homebuilding operations. Represent the company in industry forums and community events to build a strong reputation and presence in the Florida market. Other Duties as Assigned: Take on additional strategic or operational projects as required to support the company's growth and leadership in the Florida market. Qualifications & Requirements: Education: B.S. in Construction Management, Civil Engineering, Finance, Real Estate, Business Administration, or a related field. Experience: 5-8 years of experience in senior leadership roles within the homebuilding industry or a related sector, with a proven track record of managing and growing divisions or regions. Demonstrated success in growing markets from startup or acquisition strategy, including managing land acquisition and development processes. Extensive experience in developing and executing growth strategies, leading new market expansions, and building profitable operations. Strong background in managing multi-million-dollar budgets, with the ability to analyze and interpret financials and complex land deals to executive leadership. Skills & Competencies: Proven ability to build and lead high-performing teams, with a focus on recruiting, training, and motivating talent to balance growth with profitability. Expertise in land acquisition, market analysis, and risk management. Strong negotiation and relationship management skills, with the ability to influence stakeholders and close high-value deals. Ability to effectively communicate complex ideas, plans, and financials, both verbally and in writing, to a broad range of audiences. Results-oriented and decisive with the ability to balance long-term strategic goals with short-term operational demands. Strong problem-solving skills with an analytical approach to decision-making.
