Job Purpose The Sales Manager position is responsible for effectively selling and renting community homes and promoting the Windward lifestyle by completing consistent sales and marketing activities to achieve community sales and occupancy goals. This key role is also responsible for directing all sales & marketing related functions of the assigned community in order to create leads and opportunities. Confidently encourage customers to purchase a home in our community and work to convert current rental residents into homeowners. Maintain frequent and scheduled follow-up to advance leads/opportunities through the sales process. Use personal and creative follow up techniques including customized and targeted messages and promotions to create urgency and eliminate barriers to the sale. Utilize the Salesforce platform to document all customer interactions on a timely basis. Uses the Salesforce database for accurate and timely data entry, report utilization, periodic data clean up, etc. Display and disperse weekly incentive flyers and available offers/marketing materials. Manage each sale and rental closely, ensuring the accuracy of each deal. Work closely with the Mortgage Loan Originator (MLO) team to ensure that all home purchase applications and paperwork are submitted correctly and in a timely manner. Manage sales department members to achieve successful sales outcomes and desired occupancy goals Hire, train, direct and motivate sales team using effective sales management techniques and accountability measures, including goal setting, consistent management, ongoing sales performance review. Collaborate with Community Manager, Regional Sales Manager, and other key employees to ensure home availability; prioritize inventory and create a cohesive team environment at the community level. Ensure the sales office is staffed, fully functional and operational, 7 days a week. Inspect/ensure sales office, model and inventory homes are in excellent, show condition daily. Conduct first impressions tour weekly. Identify curb appeal and community environment/aesthetics weaknesses and opportunities. Performs other duties as assigned. Qualifications 2 years minimum Sales and/or Customer Service experience required. Demonstrated abilities in organization, communication, enthusiasm, and effective interpersonal skills. Previous management of sales staff preferred. Ability to prioritize and meet deadlines in fast-paced environment. Database management and computer skills required. Experience with Salesforce a plus. High School Diploma or equivalent experience. A valid driver's license, clean driving record, and automobile insurance. Working Conditions This job operates in a professional office environment.
