Responsibilities: This position supports the facilities team in the execution of daily operations for a portfolio of Class A multi and single tenanted office and laboratory commercial investment assets! With the direction/guidance of the Lead Engineer, assists with the general maintenance of assigned properties as well as other assets as required. It is expected that Facilities Engineers have experience and some expertise with at least one building management system and be open to learning about other systems as needed. Performs general building maintenance which includes replacement of lights, ceiling tiles, interior and exterior general clean-up. Schedules daily tasks for maintenance technicians. Recruits, trains and supervises maintenance technicians as needed. Completes assigned base building and tenant work orders. Reaches out to supervisor for assistance and/or if other resources are needed. Assists the Chief Engineer with bid requests and purchase order reviews, as needed. Recommends cost saving measures, where appropriate. Performs preventive maintenance on various equipment. Performs small carpentry and other projects such as completing door closure repairs and maintenance, installing shelving units, mounting white boards and pictures, interior and exterior painting projects, minor plumbing repairs such as faucet and flushometer replacements as well as helping to identify and address leaks. Completes floor or roof drain repairs. Works with cleaners to ensure restroom sewer traps are free of odor. Assists with routine HVAC filter changes. Performs daily inspections of assigned buildings. Identifies items in need of repair and refers to supervisor. Assists more senior engineers including those who are trade specific with repairs and maintenance. If trade specific themselves, they will lead electrical, plumbing, HVAC, and mechanical repairs. Performs other related tasks and projects as may be required. Monitors snow removal operations. Identifies any potential safety issues to supervisor. Provides rotating on-call coverage during non-business hours. Manages work order systems (Building Engines) for all maintenance service requests and completes each order in a timely manner. Closes out the work order request when work is complete and submits paperwork. Qualifications: 5+ years of general facilities and maintenance experience preferred, including working with commercial building equipment. Commercial HVAC experience preferred. Mechanical aptitude on general building equipment. Demonstrates practical knowledge of building Mechanical, Electrical, Plumbing and Life Safety Systems. Ability to perform diagnostic troubleshooting on MEP equipment. Excellent verbal and written communication skills Ability to use power tools Proven ability to work from blueprints, schematics and diagrams. Computer literate in Microsoft Office and Outlook for email and work order system, preparation of reports and spreadsheets. Knowledge of basic carpentry and plumbing OSHA training on safety and compliance helpful but not required Working toward or interest in obtaining state licensure for electrical, refrigeration, plumbing preferred. Solid interpersonal skills; comfortable interacting with a broad range of internal and external stakeholders. The hiring range for this position is $29.28 to $42.13 per hour. The final salary offer will vary based on individual education, skills, and experience.
