Work Schedule: Monday-Friday 6:30am-3:00pm General Summary: Under the direction of the supervisor, Maintenance and Custodial, conduct routine inspections of building systems. Maintain heating, ventilating and air-conditioning (HVAC), electrical, and plumbing systems and building automation systems. Assist other maintenance associates and/or contractors in performance of maintenance and custodial activities. Summary of Responsibilities: Conduct routine inspections and preventive maintenance per the State Teachers Retirement System of Ohio (STRS Ohio) Computerized Maintenance Management System (CMMS) of building and grounds and report maintenance work required to the supervisor, Maintenance and Custodial. Perform maintenance or assist in maintenance and installation of heating, ventilating and air conditioning (HVAC) systems according to manufacturers' specifications and established OSHA safety guidelines. Evaluate, maintain or assist in maintenance of: Air handlers Fans Pumps Heaters and other mechanical equipment Evaluate, maintain or assist in maintenance, operation and installation of building automation systems according to manufacturers' specifications and established OSHA safety guidelines to include: Mixing boxes Wiring Thermostats Network controllers Evaluate, maintain or assist in maintenance of electrical systems and electrical devices according to manufacturers' specifications and established OSHA safety guidelines to include: Motor controls Lighting Variable frequency drives Evaluate and maintain or install plumbing systems according to manufacturers' specifications and established OSHA safety guidelines to include: Piping Plumbing fixtures Potable domestic water filtering systems Inspect and record the condition of assigned plant equipment operation daily. Assist in maintaining chillers, boilers, pumps, fans and other mechanical equipment as directed. Summary of Qualifications: High school diploma or equivalent required. Associates degree in a related field or 2-year technical certificate preferred. Three to five years general building maintenance experience with electrical and mechanical devices, plumbing and carpentry required.
