Columbia Heights Ventures Parcel 26 LLC, dba Highland Park Apartments, seeks talented team members with hands-on experience in the real estate industry for the role of Maintenance Supervisor. The job duties include: JOB DUTIES Generally responsible for the efficient operation, maintenance, and repair of all building systems, which includes HVAC, Water Treatment program, electrical, lighting, plumbing, energy management, fire protection, structural, hardware and keying. Install, fabricate, construct, troubleshoot and repair complex mechanical and electrical equipment with minimal support of no supervision at all. Receive work assignments and plan all work that is to be performed while also obtaining the necessary tool, equipment, and materials indicative of first-class work. Demonstrate a thorough knowledge of the equipment being serviced in addition to employing service procedures and techniques indicative of first-class work. Follows inspection and service procedures outlined I the preventive maintenance and loss control programs. Manage property and grounds upkeep and maintenance services. Insure peak performance of mechanical, electrical, and plumbing components of apartment homes and common areas. Ensure condition of property grounds is clean, safe, and cleared of any debris, trash, or weather-related matters. Report any suspicious activity immediately. Ensure preventative maintenance is completed and logged. Respond quickly to deficiencies found in preventative maintenance inspections. Turn apartments within 3 - 5 days. Manage capital improvement and special projects and ensure completion in a timely and cost-effective manner. Deliver excellent customer service. Respond to all maintenance requests within 24 hours. Ensure effective and timely follow up with residents and property manager team on all maintenance services provided. Create and maintain a monthly staffing schedule, which includes 24/7 coverage for on-call rotation at the community. Respond to and rectify emergencies on the property. Maintain a team of highly skilled, customer focused technicians. Develop; team by providing ongoing skill building and learning opportunities. Hiring of maintenance staff. Effectively manage and supervise the assistant service manager and service technician. Remove underperformers. Operate within parameters of established maintenance budget. Develop and maintain relationship with vendors. Purchase stock and inventory supplies needed for daily operations at the most competitive pricing. Manage overtime. Minimize external contract work. Maximize and preserve life of equipment, parts and supplies through agile troubleshooting and regular preventive maintenance. Submit payroll time sheets and reimbursements as directed. Adhere to all applicable building, county codes and safety standards. Ensure team is knowledgeable of all county requirements, safety, fire and building codes. Stay current on risk management and OSHA, MSDS knowledge. Keep binders updated and current. Ensure annual building systems inspections are completed as required by the jurisdiction. Assist team leaders in carrying out the implementation of various policies, standards, procedures, and programs relating to the overall maintenance and upkeep of the property. Establish and maintain a strong working partnership with property management, property team and ownership. Effectively communicate and document daily maintenance events with property manager. Develop and maintain relationships with vendors, negotiate pricing, collaborate on approved vendor list, keep the vendor list updated and publish the list for the properties. Coordinate any special projects with the prope ty manager as directed by the regional manager. Completed and deliver quarterly property scorecard results to maintenance staff in conjunction with the property manager. Ensure maintenance team is courteous and professional at all times. Align goals of maintenance team with property goals. Schedule, implement and oversee the completion of the preventative maintenance program. Alert the property manager and regional manager of any unusual incidents that have taken place or may occur. SPECIAL REQUIREMENTS Required Licenses/Certificates/Certifications: Certification or enrollment in program universal CFC certification Comprehensive Training and certification in HVAC or operating engineering technologies and/or equivalent job-related training and experience Certificate of Maintenance Manager (CMM) Required Skills: Technical/Functional/Competencies Knowledge of methods, practices, equipment, and materials sued to preform skilled work in HVAC, Electrical and Plumbing. Advanced Knowledge of OSHA, NEC and NFC codes and regulations. Strong computer skills necessary to operate and diagnose problems associated with building automation systems. Working knowledge of Microsoft office, word and excel. Ability to lift 30 lbs., perform pushing, pulling, and climbing activities. Able to preform electrical, HVAC and plumbing repairs, drywall work, painting, caulking, basic carpentry, and appliance repairs. Other Requirements: Must be responsible for taking calls for afterhours emergency maintenance, including nights, weekends on a rotational basis. Must have personal/reliable transportation to get to work in order to respond to on-call emergencies as they occur. Must be able to work 12-hour shifts and/or overtime when necessary.
