Description Job Summary Perform duties by applying one or more specialty trade skills associated with construction, electrical maintenance, plumbing, machine and equipment repair, general trades and building maintenance. Essential Job Functions Regular, consistent, on-site, and timely attendance. HVAC: Maintain safe, efficient operation of the heating, cooling, air handling ventilation and refrigerant equipment and systems of the facility within applicable codes and standards. Maintain, repair and test cooling systems, including but not limited to direct expansion, chilled water, brine, absorption, heat pumps, etc. Maintain, repair, test and installs refrigeration equipment and systems. Maintain, test, repair high pressure boilers and ancillary equipment. Maintain and test various water chemistries. Maintain, repair, test and install heating systems including but not limited to forced air, heat pumps, hot water, electric, etc. Maintain, repair, test and install fan, air handling equipment and other air moving devices and controls. Maintain, repair, test and install air compressor, vacuum pumps and related devices. Maintain, repair, test, program and install various temperature control systems, electric, electronic, digital, and hydraulic pneumatic. Design systems, equipment and controls to complete assigned tasks. Read and interpret construction drawings and other construction documents. PLUMBING: Maintain, repair, test and install all types of plumbing equipment, fixtures, devices and systems within applicable codes and standards. Maintain, repair, test and install various types of fluid and gas conveyance systems. Maintain, repair, test and install plumbing fixtures and devices. Maintain, repair, test and install drains, back flow preventers, sewers, vent water lines, natural gas, medical gas and vacuum. Maintain, repair, test and install pumps, flow controls, control valves and associated equipment. Maintain, repair and install various pieces of specialty equipment used throughout the facility (autoclaves, washer sterilizers, garbage disposals, patient care equipment, food preparation equipment and systems). Read and interpret construction drawings. Perform material take off and prepare estimates for various projects and tasks. CARPENTRY: Inspect, maintain and install various commercial, institutional and residential grade building components and finish of the facility in compliance with applicable codes, regulations and standards. Respond to the needs of various departments, units and requesters as related to the building trades, casework finishes, concrete masonry, brick and block work, shelving, doors, hardware, locks/keying etc. Coordinate the day to day activities of the carpentry group. Construct, repair and maintain various types of walls, ceilings, floors, decks and finishes. Install, repair and finish various types of masonry construction. Design, construct, install and repair various types of casework, shelving, and filing systems. Install, repair, finish and maintain various types of doors, hardware, locking systems and glazing. Duplicate and maintain accurate detailed record of locks and keying systems. Repair, install and maintain fire/smoke separations and doors in compliance with applicable codes and regulations. Repair and maintain various pieces of furniture, carts and other similar equipment and materials. Weld, braze and solder various metals and equipment within established guidelines. Demolish various building components in compliance with O.S.H.A. regulations. Read construction drawings, perform material take offs and provide estimates for various projects and tasks. ELECTRICAL: Install, repair, test and maintain the electrical wiring, distribution, switching and emergency generation of the facility, within compliance of applicable codes and standards. Install, repair, test and maintain various communications, signaling, communication and systems of the facility. Act as part of a labor pool during times of need and/or emergency. Install, repair, test and maintain switch gear, automatic transfer switches, manual transfer switches, distribution panels, etc. Both low (600 vac) and medium voltage (to 13,500 vac.) Install, repair, tests maintain buss duct, various wiring schematics and devices, M.I. cable and other distribution and wiring materials, electrical system and components. Maintain, repair, test, operate and install emergency generators, engine sets and related equipment. Maintain, repair, test and install motors, contractors and motor control centers and electronic motor drive systems (V.F.D.). Maintain, repair, test and install power conditioning and regulating equipment, components and systems. Maintain, repair, test and install uninterruptable power systems and batteries. Maintain, repair, test and install lighting systems including but not limited to incandescent, fluorescent, H.I.D., low voltage, etc. Maintain, repair, test and install various alarms, communication, signaling and data systems Maintain, repair, test and install food preparation equipment. Read and interpret construction drawings and prepare estimates for various projects and tasks. Maintain, repair, test and install electrical circuits for lighting and power. Install circuits, light fixtures and receptacles up to 480 volt, 3 phase. Upgrade lighting and receptacles as necessary. Assist the electrician as required. Install medical gas piping, fixtures, and devices to manufactures instructions. Inspect piping systems to insure systems are in good conduction. Test for leaks and repair as necessary. Construct and maintain wooden/concrete structures and furnishing. Build partitions, shelves, cabinets, counter, etc. Perform selective demolition work in support of remodeling projects. Install door frames and ceilings. Select supplies and parts for installation. Cut, fit and fasten goods according to specifications. Assemble equipment, machinery, and systems following written instructions. Test finished products prior to placing in service. Repair and maintain large commercial equipment. Troubleshoot malfunctioning appliances and commercial equipment. Use test equipment to check proper operation. Perform when necessary other maintenance duties to help maintenance personnel. Assist other trades when necessary or when assigned by supervisor. Assist with snow removal as needed. Other related duties as assigned. Required Qualifications High School Diploma, GED or higher level of education. Associates degree or Completion of an approved apprenticeship program. Preferred Qualifications Minimum of five (5) years' experience demonstrating skills in (a.) plumbing, or carpentry, or construction, or electrician, or HVAC; (b.) mechanical processes, equipment repair, and building trades; and (c.) reading and interpreting blueprints, diagrams, schematics and technical manuals. Field Supervision Experience. NFPA Code training/knowledge. AIA Guidelines training/knowledge. License, Certification & Clearances Valid Pennsylvania Driver's License (if out of state hire current Department of Motor Vehicle record report required and obtain PA Current Driver License within 30 days of hire). Act 34-PA Criminal Record Check from the PA State Police system. One of the following Certifications/Licenses: Plumber - Journeyman or Master plumbing License, Natural Gas Certified, Medical Gas installation Certification, Welding Certificate. HVAC - Class II Refrigeration reclaiming license, Certified Balancer. Carpentry - Journeyman Certificate, Welding Certificate. Electrician - OSHA Arc Flash Certified, FCC license, Journeyman or Master Electrician License. Supervisory Responsibilities This position has no direct supervisory responsibilities, but does serve as a coach and mentor for other positions in the department. Position Type/Expected Hours of Work Incumbent will be scheduled based on operational need (rotate shifts, standby, on-call, etc.).
