Summary The General Maintenance Worker performs general maintenance and repair of equipment and buildings requiring practical skill and knowledge (but not proficiency) in such trades as HVAC, painting, carpentry, plumbing, masonry, and electrical work. Work involves a variety of the following duties: replacing electrical ballast, lamps, receptacles, wires, switches, fixtures, and motors, using plaster or compound to patch minor holes and cracks in walls and ceilings, repairing or replacing sinks, water coolers, and toilets painting structures and equipment; repairing or replacing concrete floors, steps, and sidewalks, replacing damaged paneling and floor tiles, hanging doors and installing door locks, replacing broken window panes, and performing general maintenance on equipment and machinery. Also, responsible for the cultivation and care of the landscaping and grounds surrounding the facility. Plants flowers, mows, pulls weeds, repairs structures, and maintains outside of building. Essential Duties and Responsibilities (Including but not limited to) Completes service orders with accurate information to include labor hours and materials used to complete the task. Observes and practices safe working procedures Ensures timecard is accurately completed on a daily basis. Participates in a variety of departmental and other meetings on a regular basis. Performs general maintenance tasks as directed by Supervisor on time and to specification Locates and moves materials, equipment, and parts between work areas of project location/site to expedite processing of goods, according to pre-determined schedules, needs and priorities. General manual labor to include use of hand tools and provide manual labor support for project activities and site location. Perform routine maintenance duties such as applying plaster, fixing fountains, and other duties Possess good housekeeping skills with attention to detail on environmental hazardous to reduce personal exposure and potential spreading of hazardous contaminants. Assists other Facility Maintenance staff with various tasks. Perform grounds keeping and build maintenance duties. Maintain the landscaping in an aesthetic, environmentally sustainable, and professional manner. Mow lawn either by hand or using a riding lawnmower Mowing shall occur as needed in order to maintain grass at the desired height of 2 inches Must be proficient in techniques in pruning trees and shrubs correctly Able to identify noxious weeds as specified in the Statement of Work (SOW) Landscape by planting flowers, grass, shrubs, and bushes May be required to apply pesticide to rid grounds of pests such as mosquitos, wasps, ticks, and other Cut down tree limbs that are posing a danger Edging at all tree mounds, plant beds, curbs, sidewalks, and other paved areas Prune Trees (which include but are not limited to vine maple, rhododendron, flowering cherry, cedar, etc.) Prune Shrubs (which include but are not limited to evergreen huckleberry, red flowering currant, azaleas, ferns, etc.) Trim shrubs and pull weeds Reports damaged plants in need of replacement to Project Manager and on-site client contact Perform minor repairs and maintenance procedures on equipment utilized in grounds keeping Rake, mulch, and prune the grounds as needed Water plants and grass as needed and apply fertilizer Perform other duties as assigned. Supervision None Minimum Qualifications Candidate must be a U.S. citizen. High school diploma or GED equivalent Three or more years of experience in the general maintenance trade supplemented by one year experience as a General Maintenance Worker. Requires a current and Valid Driver's license and proof of current automobile insurance and the ability to travel to local facilities. Comprehensive knowledge of the methods, practices, materials, and tools of the general maintenance trade. Thorough knowledge of applicable building codes and specifications. Comprehensive knowledge of the occupational hazards and safety precautions of the general maintenance trade. Knowledge of power tools; includes their designs, uses, repair and maintenance, and the practical application of use, general landscaping knowledge and capabilities, including pruning of trees and shrubs Ability to read, interprets, prepare and work from plans, drawings, and sketches. Ability to perform and instruct others in a variety of skilled general maintenance work Ability to make accurate estimates of time and materials required to complete a job. Ability to communicate effectively both orally and in writing; and present information and respond to questions from vendors, customers, management, and others in a professional and timely manner. Have a good working knowledge of computer applications including Word, Excel and PowerPoint. Must have strong organizational skills. Must be capable of lifting to 50 pounds. Must be able to pass required criminal background check and pass pre- employment drug testing. May work with sharp and or rough materials, including but not limited to using sharp tools and power equipment, and working in situations where safety must be a top priority.
