FORECLOSURE ASSET MANAGERProdigy Properties is currently seeking an asset manager responsible for overseeing a portfolio of foreclosed distressed real estate. This position will be accountable for the oversight of the takeover, management, and disposition process of a variety of real estate asset classes including commercial, retail, multifamily, and residential. Responsibilities Oversee, maintain, and inspect all designated buildings and propertiesResponsible for managing an effective takeover process of real estate properties which could include property preservation, winterization, and property assessmentsProvide oversight of the property management function to ensure proper cost controls, capital improvement plans, lease administration, and reporting.Create operating budgets and capital improvement budgetsEstablish and maintain relationships with key tenantsMonitor key lease dates and review financial reports on a regular basisEvaluate collateral, review appraisals, and determine opinion of values for a range of real estate asset typesDevelop strategies and effectively present recommendations in a clear, effective mannerExecute value-add tactics such as lease-up, renovation strategies, and reposition strategies Prepare annual budgets and report on financial performance regularlyPrepare financial models for commercial income producing propertiesOversee the disposition of real estate which includes developing sale strategies, creation of marketing materials, and overseeing or direct negotiationEffectively interact with clients and attorneysDevelop operating processes for staff Manage on-site staff, property manager, vendor, and contractor relationshipsCommunicate business improvement opportunities and make recommendations to managementQualificationsHighly proficient in Microsoft OfficeMust be able to understand, analyze, and process data efficientlyStrong interpersonal skillsProven ability to comply with operational policies and procedures, codes, and regulationsExceptional organizational, problem-solving, and interpersonal skillsStrong relationship management, negotiation, conflict resolution and problem-solving skillsUnderstanding of real estate capital markets Prior experience in the receivership REO industry, real estate development, or legal fieldExperience with Rent Manager, Yardi, andor Entrata preferredReal estate license(s), preferredRequirements 5+ years of directly related experience in real estate management, leasing, or salesBachelor's degree in Real Estate, Finance, Business Management or a related field (or equivalent experience) preferredRequired to drive personal vehicle on company businessRequired to physically tour and evaluate vacant andor occupied propertiesOccasional same day travel may be requiredWe offer competitive wages, paid holidays, paid time off, and benefits package.
