Assistant Superintendent

The Assistant Superintendent is responsible for coordinating and supervising the completion of multi-family construction by subcontractors and punch carpenters for final inspection. This position is also responsible for functioning in a support role to the Project Superintendent.Primary ResponsibilitiesReviews plans and specs and develops RFIS to discuss with Project SuperintendentPrepares punch lists and ensures that each item on the list is completed satisfactorily prior to inspectionSchedules inspections by the city and other authoritiesAssesses the status of construction to determine the order in which to complete the projectPrepares minutes of weekly safety meetingsOrders the necessary parts and replacement parts to prepare units for final inspectionMaintains punch carpenter's suppliesOversees the completion of all rough trade work (i.e. plumbing, heating, and air conditioning, etc.) and ensures compliance with contract documentsCoordinates final clean of apartment units prior to punch list and final turnoverAssists the project superintendent in monitoring subcontractor's efforts to comply with the project's safety programReviews shop drawing and submittals to ensure compliance with plans and the subcontract.Locks up and closes down the jobsiteSigns in new building materialsAssists in the resolution of onsite personnel issuesDesired Skills & Experience2+ years of experience in construction is required3+ years of experience in multi-family construction is requiredBachelor's degree in construction management or related field is preferredCurrent driver's license and automobile insurance requiredProficient in Microsoft Office (Word, Excel)Excellent customer service and communication skillsAbility to effectively train and manage a teamAbility to problem-solve, make quick decisionsEffectively meet deadlinesKnowledge of federal, state and local codes for ADA, FHA, Waterproof
