Job DescriptionThe Critical Facility Technician is responsible for ensuring the timely and accurate completion of all required work and by attaining the utmost in customer satisfaction. In this role you will work, both independently and with a team, to complete all preventative maintenance, service, and repair on Data Center critical facility infrastructure equipment Pay: $43.00-$47.00 per hour The pay listed is the hourly range or the hourly rate for this position. A specific offer will vary based on applicant's experience, skills, abilities, geographic location, and alignment with market data. For information about ABM's benefits, visit ABM 2024 Employee Benefits | Front Line Team Members | (Programa de Beneficios de ABM) POSITION SUMMARY ESSENTIAL DUTIES AND RESPONSIBILITIES Responsible for ensuring that all electrical, mechanical, and fire/life safety equipment within the data center is operating at peak efficiency. This involves both planned preventative maintenance of equipment, daily corrective work, and emergency response to emergent issues. Data center equipment that supports mission-critical servers must maintain better than 99.999% uptime. Ensure that all work performed within mission critical space is done to high quality and without impact to internal/external customers. Ability to transfer knowledge and train other technicians. Requires meeting all requirements of CFT1. Utilizes safe working practices; can apply lockout/tagout, SDS, applies good housekeeping methods, etc. Ability to type and utilize common administrative and office software. Ability to read and interpret wiring diagrams, blueprints, floor plans, construction documents, mechanical riser drawings, OEM operating and maintenance instructions, job specifications, and MOP/SOP's. Ability to use hand tools and test equipment to install, troubleshoot, and repair new or replacement parts for existing mechanical and electrical equipment covered under CFT2 classified procedures, according to specifications and established safety guidelines, relying on MOP's, manufacturer's literature, and industry best practices to perform tasks under supervision, and ensures activities are logged in CMMS. Capable of assisting a CFT3/4 technician with CFT3 classified procedures (MOP/SOP) associated with the site/campus they are based; and ability to transfer knowledge and train other technicians. Daily walk-through of facility documenting parameters such as power availability, temperature and humidity, alarm status, etc. to be catalogued and compared for identification of discrepancies and trends. Conversant in site-specific processes and procedures such as procedure creation and review standards, procedure instructions and templates, how to report an incident or outage, procedure execution, PM standards, CMMS standards and policy, work order and notification, as well as the use of SharePoint to access CE procedures and training content. Understand how to action all site primary and secondary EOP's, focusing on mastering the first responder role during an emergency. Fully conversant on how to complete drills associated with the site primary and secondary EOP's. Understand the function, purpose, nominal operating parameters, and how to operate/isolate and start up: MV/LV Distribution Boards, MV/LV Breakers, UPS, Generator, Batteries, STS, ATS, AHU, DX units, Chillers, Evap Washer Systems, CRAC Units, Fuel Systems, ASCO Systems, BMS System, EPMS System, and Fire Alarm System. Conversant of the BMS and EPMS systems and the impact of any state change, capable of navigating the system, interpreting alarms, and able to perform controlled shutdowns/startups/equipment rotations. If applicable to the role, disables and enables fire alarm control panels and systems. Maintain maintenance records as required by City, State, and EPA regulations. Interprets building codes and local and federal regulations as they relate to installations, and applies them as required by the site. Identify required materials and parts for maintenance and repair to facilitate procurement. Prefer candidates who are capable of utilizing appropriate test equipment, including infrared scanning and vibration analyzing meter, to perform system and equipment diagnostics. Understands the heating cycle to include: identifying components in heating system, understanding how each component works, diagnosing problems in the heating system using a gas pressure test and other devices for routine maintenance and to troubleshoot and repair. Understands the refrigeration cycles to include: identifying components in advanced refrigeration circuits, understanding how each component works, diagnosing and correcting problems in the refrigeration circuit, using manifold gauge set, pressure/temperature chart and temperature measuring devices for routine maintenance and to troubleshoot. Knowledge of power density and parity with HVAC system capacities, and cooling and heat load/loss calculations. Respond to emergency situations and customer concerns. Ensure strict adherence to critical facility work rule and safety procedures. Works overtime as assigned and required. Familiar with all applicable Federal, State, and local rules, codes, and regulations. Interact effectively with internal and external customers. Other duties as assigned by Management. EXPERIENCE AND EDUCATION AND EQUIVALENT EXPERIENCE Requires a high school diploma or equivalent with 6 years of experience, and must possess a Journeyman Electrician License, Journeyman HVAC license or equivalent Current electrical/mechanical Journeyman's license preferred. Hands on electrical or mechanical skill, and competence in the area of non-expertise (for example, electrical expertise with a mechanical competence, or vice-versa) Operate and perform both routine and emergency service on a variety of state-of-the-art critical systems. Strong verbal and written communication skills required. Mechanical and/or electrical OEM factory specific training or experience preferred. CRAC unit experience is strongly preferred Knowledge and experience using basic computer DEMANDS AND WORK ENVIRONMENTAL FACTORS While performing the duties of this job, the employee is regularly required to sit at times; frequently use hands to handle or feel; frequently reach with hands and arms; and talk and hear. Standing and walking is required 90% of the time. Must be able to turn and twist torso and frequently climb and descend ladders and stairs. The noise level in the work environment is usually moderate. The employee must occasionally lift and/or move up to 50 pounds. Typical office conditions, plus constant visits throughout the building and rooftop, where the individual is around equipment and dust, moving through confined spaces, and in extremes of heat and cold.
