GEM Service is seeking a Building Automation System (BAS) Specialist II to join our team. In this role, you will be responsible for the design, implementation, maintenance, and troubleshooting of building automation systems. Our mission is to optimize energy efficiency, improve comfort, and enhance building performance while fostering a collaborative and innovative workplace culture. * * JOB RESPONSIBILITIES Sequence Testing: Inspect and test systems to verify system compliance with plans and specifications or to detect and locate malfunctions. Inspect systems to determine if they are operating properly. Ensure the proper installation of components. Reviews plans, specifications, and design to understand project scope. Point to Point Verification. Test components for proper functioning. Diagnose, test, or analyze the performance of system components, assemblies, or systems. Set up and operate standard or specialized testing equipment. Ensure sensor location and functionality. Project Graphics: Create images for various wirings, designs, or system dashboards. Present designs and reports to customers or design committees for approval and discuss need for modification. Design images/maps of controlled systems within a building. Repairs/Service: Discuss heating or cooling system malfunction with user to isolate problems or to verify that repairs correct malfunctions. Recommend, develop, or perform preventive or general maintenance procedures, such as cleaning, tightening terminals, or vacuuming control panels Advise others on issues related to repairs, installation, or equipment design. Troubleshoots and resolves malfunctions and makes recommendations that will improve efficiency or quality of operations. Adjustments: Adjust system controls to settings that meet GEM standards. Adjust equipment or system controls to ensure best performance. ```{=html} ``` - Documentation: - Record and report time, materials, faults, deficiencies, or other unusual occurrences on work orders. - Complete customer service and expense reports. - Document operational activities. - Compile job documentation, such as certificate of completion, customer training forms, training certificates and punch lists. - Provide sketches for changes in field design as directed. - Training: - Instruct individuals on how to operate tools and equipment properly and efficiently. - Help individuals understand how to effectively implement ideas. - Mentor other team members through the workday to aid with any needed tasks. - Suggest new ways of doing or thinking about tasks to improve efficiency and/or quality of work. SKILLS Familiar with integration concepts and platforms such as BACnet systems. Good knowledge of optimization and energy management strategy for BAS system. Good understanding of HVAC systems/controls, and functions of building automation systems. Thorough understanding of control theory and control concepts. Ability to read blueprints and interpret specifications. Possesses strong analytical and troubleshooting skills. Proven attention to detail and ability to work independently and in a team. Excellent oral and written communication skills. Must be able to multi-task efficiently. Strong ability to adhere and to properly execute processes and practices relating to facility operations and maintenance. Some knowledge of fire, life, safety and building codes and standards and ability to research and apply related codes and standards. Possesses a strong environmental, health and safety
