Job Advertisement The purpose of this position is to maintain public buildings and grounds under his/her care in a safe clean sanitary neat appearing comfortable and fully functioning condition for use by its occupants. These objectives are accomplished by performing routine maintenance work in operating building mechanical and electrical systems; repairing other building systems such as doorways windows locking devices pumps and plumbing fixtures; refinishing ceiling wall and floor surfaces; maintaining trees shrubs grass and other plants adjacent to assigned buildings and performing all types of custodial work responsive to the needs of building occupants weather conditions and special building uses or features such as gyms pools auditoriums and related equipment. Performance is subject to review according to the City's personnel plan through observation reports and the results achieved. Essential Duties and Responsibilities 1. Reviews the operating condition of all building systems. Adjusts and maintains system control devices to keep them functioning in a safe; clean and manner to make use of the facility safe; comfortable and convenient for its occupants. 2. Assists in providing for the specialized care of mechanical and other building systems. Calls skilled trades people according to established procedures and under contract or otherwise understood as having assigned responsibility for equipment maintenance or types of skilled work such as electrical; plumbing; and HVAC. 3. Inspects the overall and specific physical condition of and maintains all walkways; halls; stairs; floors; carpets; furniture; windows; walls; displays; kitchens; lavatories and fixtures by sweeping; mopping; disinfecting; waxing; vacuuming; dusting; polishing and cleaning to assure that facilities under his/her care are clean; neat in appearance and serviceable. 4. Cleans and sanitizes drinking fountains; lavatories; coffee or refreshment areas and kitchens. Stocks lavatories and kitchen areas as needed. 5. Empties and washes all wastebaskets and trash receptacles and replaces their liners. 6. Dusts all surfaces including those above hand height e.g.; air intakes and outlets; door and window sills; desks; shelving; etc. Moves furniture; boxes and equipment as required. 7. Keeps assigned building exteriors free from litter and graffiti. 8. Removes ice and snow from walks; entrances and steps using hand tools and mechanized or power driven equipment. 9. Is subject to call out to respond to emergencies after normal working hours. 10. Periodically inspects emergency lighting systems; fire detection devices and alarms; boilers; pumps and motors and other building systems and performs maintenance work and/or reports observed conditions to the appropriate responsible individual(s). 11. Appropriately stores and handles cleaning and other supplies based upon industry practices to protect customers from potentially hazardous substances or conditions. 12. Performs such other duties and responsibilities as may be assigned from time to time by his/her supervisor. Work Environment Work is performed in office; shop; and all interior and exterior locations associated with assigned buildings and facilities. Work is performed inside and out of doors in all weather conditions. Minimum Required Qualifications An applicant for this position must have a high school diploma or a graduate equivalency diploma (GED) and at least one year of work experience. Previous custodial experience is desirable. Knowledge; Skills; and Abilities 1. Strong interest in maintaining the buildings and facilities under his or her care so they are safe; neat in appearance; sanitary; comfortable and in a fully serviceable condition. 2. Strong skills in the use of equipment and materials and the practices for maintaining; repairing and cleaning buildings and grounds. He/she has a working knowledge of the principles and practices of building maintenance to provide for a longer service life of buildings; their parts; systems; and furnishings. 3. The ability to use effectively; efficiently and safely the equipment; materials and supplies necessary for the maintenance and custodial care of the buildings and grounds. 4. On-going skills development and training in building maintenance and repair. 5. Strong personal example to encourage others to provide a high level of service to external and internal customers. 6. Ability to establish and maintain effective working relationships with customers; co-workers; employees in other municipal departments and City officials. 7. Ability to communicate effectively with customers; City officials and other agencies orally; in writing and by listening in the activities of discussion; notes and reports appropriate for the position. Requirements Work is performed inside all city buildings; at field locations; outside in all weather conditions; in confined spaces; and inside vehicles. This position requires frequently working around; in; under and on top of building related machinery and equipment. Ability to perform simple and routine manual labor and perform one routine job for a prolonged period. Current position includes some limited physical requirements including: frequently performing strenuous manual labor for extended periods of time under adverse and varying weather and climatic conditions; frequently moving and transporting equipment; supplies; and tools weighing up to 80 pounds; and possible exposure to hazardous conditions; chemicals; gases; and odors.
