Position Type: Maintenance/Custodial Date Posted: 8/13/2024 Location: Proviso Township High Schools Date Available: Upon Approval Closing Date: Until Filled PROVISO TOWNSHIP HIGH SCHOOLS DISTRICT 209 POSITION JOB DESCRIPTION Job Title: Custodial and Maintenance Building Lead (District - Evening) Reports To: Director of Operations Category: Exempt/12-Month Summary: To Assist the Director of Operations and Maintenance Department with providing for the maintenance and operations of efficient, clean, safe, and secure district buildings and grounds; supporting the educational learning environment of District 209 with the highest quality of service, while exercising general supervision of all related personnel, ensuring their duties and responsibilities are performed properly. Essential Duties and Responsibilities include the following; other duties may be assigned: Inspects all school buildings and grounds on a regular basis to determine that high standards of workmanship, cleanliness, safety and security are maintained. Consults with Operations Director regarding the maintenance of repair needs and establishment of regular preventive maintenance care. Recommends outside contractors for repair of buildings and grounds, which cannot be handled by District staff. Supervises and inspects the repair and preventive maintenance work performed by outside contractors for the buildings and grounds and verify that the terms of all such contracts have been fulfilled before authorizing final payment. Prepares all required reports on projects materials used, labor expended for all when needed/requested. Administers rules and procedures regarding availability and custody of all keys to District Office staff. Organize and Assist the Director of Operations with maintenance and repairs to security hardware and duplication of keys. Works cooperatively with the other department supervisors and Administrators. Knows and follows any labor agreements. Protects the confidential nature of information concerning the building and grounds program and individuals involved in the program. Assist the Director of Operations and Maintenance with administering the custodial and maintenance programs for all district buildings and grounds, contributing to the overall effectiveness of the district. Able to assume the duties of a School District 209 MI MII as needed to support the needs of the department when an absence or vacancy arises.Ability to respond to emergency repairs and snow removal tasks at any hour of the day or night as the need arises. Assist the Director of Operations and Maintenance with orientations, training, motivating and evaluating Custodial, Maintenance and Technician staff; makes recommendations in various personnel matters such as hiring, assignment, discipline and termination. Assist the Director of Operations and Maintenance with maintaining a supply inventory for consumables and repairs to avoid shortages. Manage processing of procurement process for services and supply purchases initiated by this position as related to duties assigned elsewhere in this job description. Assist the Director of Operations and Maintenance with ensuring compliance of all buildings with State and Federal statues regarding heating, ventilation, fire and safety. Maintains a current knowledge of maintenance techniques and information and serves a reference to staff. Cross-Train in all areas of O&M. Other duties as assigned by the Director of Operations and Maintenance. Supervisory Responsibilities: Manages employees in the Custodial and Maintenance Department. Is responsible for the overall direction, coordination, and evaluation of these units. Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Assist the Director of Operations and Maintenance with responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems. Ability to use discretion when dealing with confidential matters. Qualifications: To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. Education and/or Experience: Preferred college or trade school; ten years related experience and/or training including HVAC systems maintenance; or equivalent combination of education and experience. Maintain Certification for Certified Plant Maintenance Management from the American Facilities Engineers (AFE). Language Skills: Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence. Ability to speak effectively before groups of customers or employees of organization. Strong written and oral communication skills, and ability to communicate ideas and instructions well. Mathematical Skills: Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volume. Ability to apply concepts of basic algebra and geometry. Reasoning Ability: Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form. Computer Skills: To perform this job successfully, an individual should have knowledge of Google Office suite, Excel Spreadsheet software and MS Office Suite Word Processing software. Other Skills: Experience in managing construction projects, technology related building controls, budgeting and personnel supervision.
