As our team grows, we're looking for a talented Lead Estimator to join us and play a critical role in shaping the future of our projects.Position Overview:The Lead Estimator will be responsible for providing accurate and comprehensive cost estimates for residential and commercial construction projects. You will work closely with the project management, design, and engineering teams to analyze project plans, specifications, and material requirements. The ideal candidate will have a strong background in construction cost estimation, attention to detail, and the ability to manage multiple estimates simultaneously.Key Responsibilities:Review project plans, architectural drawings, and specifications to develop detailed estimates.Prepare accurate, competitive, and detailed cost estimates for both new construction and remodeling projects.Collaborate with project managers, architects, and engineers to understand the full scope of each project.Identify project risks, timelines, and material requirements to ensure the best pricing strategies.Negotiate with vendors, subcontractors, and suppliers to obtain competitive pricing.Facilitate and manage all steps of the preconstruction process.Prepare and present final construction contracts on approved estimates. Pass off new work to production team.Navigate value engineering excerices as needed.Coordinate and collaborate with architects and designers on various projects.Visit and walk new job sites as needed to inspect exisiting conditions to prepare estimates.Update and maintain project budgets throughout the construction process.Track market trends and pricing changes to adjust estimates accordingly.Oversee and execute the preparation of project proposals, bids, and contracts.Present estimates to clients and assist in closing deals in both luxury residential and commercial markets.Qualifications:5+ years of experience in construction estimating, preferably in residential or commercial construction.Proven experience as an Estimator in boutique commercial build-outs and luxury home construction.Strong knowledge of construction materials, processes, and cost management.Proficiency with estimating software (e.g., PlanSwift, Bluebeam, Buildertrend) and Excel.Ability to read and interpret blueprints, plans, and technical documents.Strong organizational and time management skills.Excellent communication skills and ability to collaborate with a team.High attention to detail and ability to work under pressure.Bachelor's degree in construction management, engineering, or a related field is preferred.Benefits:Competitive salary based on experience.Health, dental, and vision insurance.401(k) plan with company match.Paid time off and holidays.Opportunities for professional development and growth within the company.Job Types: Full-timePay: $85,000.00 - $125,000.00 per yearBenefits:401(k)401(k) matchingDental insuranceFlexible scheduleHealth insuranceLife insurancePaid time offVision insuranceCompensation Package:Bonus opportunitiesCommission payPerformance bonusProfit sharingYearly bonusSchedule:Monday to FridayExperience:Construction estimating: 3 years (Required)Ability to Relocate: YesCharlotte, NC 28209: Relocate before starting work (Required)Work Location: In person
