The Lease Renewal Manager is responsible for the community's or region's renewal process and resident experience. This role will work directly with tenants to negotiate lease renewals, create lasting relationships and ensure their continued satisfaction at their respective property (or properties). # of Properties: 3Minimum Required Qualifications:High school diploma or equivalent, College degree preferred 3+ years' experience in property management and leasingStrong interpersonal skills·Proficient in computer programs, including Microsoft Office and YardiAbility to work with minimal supervisionWell organized with excellent time management skillsAn in-depth knowledge of all rules, regulations and laws regarding property managementValid NJ real estate salesperson licenseMaintain regular and punctual attendanceWork over-time hours as required to complete assignmentsprojectsComply with all company policies and proceduresProfessional ImageStrong Verbal SkillsStrong customer service orientationEssential Job Functions:MarketingEstablish and meet lease renewal goals that reach or exceed budgeted occupancy for the communityMaintain current knowledge of market and competitor properties and ensure that leasing staff is equally as knowledgeable so that all presentations properly position the community's competitive advantages.Maintain a professional, friendly, and inviting atmosphere in the leasing centerRecommend renewal incentive programs to upper management as neededPromulgate apartment availability, pricing, and concession information among staffWalk the property daily to inspect the leasing path and ensure curb appeal and presentation quality. Alert upper management to issues as needed. This includes all signage, lobby, leasing center, amenity areas, model homes, common corridors and made-ready homesKeep accurate records of customer traffic and leases daily using property management software system (Yardi) as neededPrepare, present, and distribute daily and weekly renewal reports to upper management team using report templates as provided by upper managementEnsure execution of all promotional programs as directed by upper managementRenewalsEnsure Fair Housing and company policy compliance throughout all leasing and renewal presentationsAnswer phone promptly and courteously and maintain the phone traffic recording for prospect phone calls and visitsFollow-up with resident inquiries dailyComplete accurate lease renewal paperwork in accordance with company policiesAssist residents with lease renewal signing, move-in orientation, and apartment inspections as neededPrepare and distribute lease renewalsMotivate leasing staffProcess lease renewals for respective property(s) by following BNE's renewal guidelines and increasing occupancy retentionEnsure all lease renewal paperwork is complete and accurate prior to executionEffectively communicate the lease renewal process with current residents in a positive mannerFollow-up promptly with residents regarding renewalsmove-out documentsprocessesExecute renewal leases through DocuSignMeets andor exceeds renewal performance and measuresFacilitate resident lease terminations and accepting Notices to Vacate from residentsAssist with prospect tours and new lease applications as neededOther duties as assigned by Property Manager and leadershipAdministrationPrepare residentprospect correspondencePrepare renewal increase schedule for review and approvalPrepare all lease renewal paperwork including renewal offers and leaseMaintain a complete resident file for every residentMaintain general office filesWork with leasing staff to prepare and distribute accurate daily and weekly reports to upper management teamAssist in the preparation of monthly financial reports, as neededAttend scheduled owners' meetings, staff meetings and resident meetings as requiredComplete other duties as assigned by upper managementResident RelationsRespond to resident calls promptlyReview outside and intra-company correspondenceAssist in reporting any resident complaints tofrom Property Manager andor Maintenance ManagerAssist in the planning and execution of resident functions as requiredSafetyLearn and ensure compliance with all company, local, state and federal safety rulesEnsure that unsafe conditions are corrected in a timely mannerDirect staff to follow a "safety first" principlePhysicalMental DemandsThe physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions.While performing the duties of this job, the employee is frequently required to sit; use hands to finger, handle, or feel; reach with hands and arms and talk or hear.
