What you'll be doing: The individual shall report directly to the Site Manager and will be required to perform various job functions as requested at the site. Requirements include preventive maintenance functions and the ability to learn additional skill sets related to HVAC and Electrical systems. Utilizes professional skills to interact with tenants. Building Engineer Duties and Responsibilities: Wear appropriate personal protective safety equipment and follows established safety practices and procedures according to OSHA standards. Maintain and repair the building's furnishings, structure finish and fixtures; mechanical, electrical, plumbing, HVAC systems, and associated controls. Ability to maintain, troubleshoot and repair commercial kitchen equipment and its related systems. Make mechanical alterations and repairs to the HVAC equipment and controls, as well as all requests for service adjustments. Install and repair plumbing fixtures, pipes, pumps and drain cleaning. Install and repair electrical systems, equipment, devices, and circuits. Operation of building MEP system and perform preventive maintenance to mechanical equipment. Attend to tenant and building service request including picture hanging, light bulb replacement and other regular requests. Participates in engineering meetings as required. Participates in customer visits if needed. Strong people skills in terms of cooperation, teamwork, self-motivation, self-learning and respect for others. Other trades work as assigned by your manager. Building Engineer Requirements: Basic knowledge of all building systems which include electrical, plumbing, HVAC, and building automation controls. High school diploma or general education degree (GED) preferred Skilled in the use of hand and power tools. Maintains safe and clean work environment. Ability to take apart machines, equipment, or devices to remove and replace defective parts. Ability to read and understand mechanical, electrical, plumbing, and HVAC drawings. Ability to read and interpret electrical schematics. Overtime will be required for certain situations. Shift changes may be necessary to meet the needs of the client. Ability to check blueprints, repair manuals, or parts catalogs as necessary. Ability to use common tools such as hammers, hoists, saws, drills, and wrenches. Experience with precision measuring instruments or electronic testing devices. Experience performing routine maintenance. Strong organizational and follow-up skills. Ability to perform weekend duty responsibilities and respond to the building under certain circumstances. Professional presentation and attitude. Willingness to be flexible in: assignments, priorities, shifts/depending on projects and production needs and weekend coverage.
