GENERAL PURPOSE: Assists in the implementation of approved and funded projects consisting of new buildings, alterations and renovations throughout the University. Manages all phases of project, from design through direct occupancy. Assures compliance with University standards and contract documents. CAREER LADDER: The bands within this position are differentiated by level of independence, supervision required, financial risk, supervisory responsibilities, and the ability to lead and meet established departmental goals. Band One: Project Manager - Candidate must possess 5 years through a combination of education and work experience advanced knowledge of construction project management and capital project planning. Professionals in this band will manage multiple, challenging, tight tolerance, multi-end user, sophisticated projects with a duration of up to 36 months and budget of $20M. Mentoring of junior staff is expected. Interface with Senior Administration and Executives on a limited basis. Oversee three to six active projects with monthly cash flow greater than $500M. Total project portfolio will typically not exceed $50M. Band Two: Senior Project Manager - 20% - In addition to the responsibilities of a Project Manager, must possess at least 7 years of experience through a combination of education and work encounter, expert knowledge of construction project management and capital project planning. Professionals in this band will manage the most challenging, complex, technologically sophisticated, multi-end user projects with duration beyond 36 months and unlimited budgets. Professional in this band will also be involved in the development and review of projects under consideration. Mentoring and formal supervision of junior staff is expected; reviews the work for technical adequacy and conformance with practice and policy. Oversee seven to ten active projects with monthly cash flow greater than $500M. Interface with Senior Administration and Executives is frequent. Total project portfolio will typically exceed $50M. JOB DUTIES AND RESPONSIBILITIES: Maintains responsibility for the detail planning, coordination and outcome of construction projects. Works with Planning and Project Management representatives and clients to translate funded program into reality. May engage professional architectural/engineering support. Maintains client involvement throughout the project, seeking client understanding and approval of all changes. Develops construction documents and, in concert with the Planning and Project Management, challenges functional (Architectural, Electrical, Mechanical) assumptions and goals, and monitors efforts bearing on successful completion. Arranges appropriate (30%, 60%, 90%) review of all project documents with client, Planning and Project Management representatives and Maintenance and Operation personnel. Ensures compliance with University standards for design and construction. Determines best method of construction to achieve highest quality product from available resources. Constantly assesses value of engineering services received. Manages project budget. Solicits and schedules bids for project. Receives bids, awards contracts, monitors cost and approves payments for services received. Responsible for close-out of project and final acceptance. Selects or retains Field Inspectors to assist with projects. Prepares punch lists and assures contractor compliance. Acquire and distributes all Maintenance and Operation Manuals and As-Built drawings. Provides all warranty information to Work Management Division at completion of project; schedules and implements project warranty review after six month and eleven month period with O&M personnel and client representatives. Ensures corrections are completed where necessary. Other duties as assigned QUALIFICATIONS: Bachelor's Degree in Architecture, Civil Engineering or related discipline required. 7 years related field experience in building construction required or equivalent combination of education and experience. Working knowledge of building mechanical and electrical systems required. Project Management Institute Project Management Professional preferred. How To Apply All applicants must apply online. Individual annual salaries/hourly rates will be set within the job¿s compensation range, and will be determined by considering factors including, but not limited to, market data, education, experience, qualifications, expertise of the individual, and internal equity considerations.
