Summary Maintenance Staff provides maintenance, repair and janitorial services to the Ruth House, a residential property for children and family service, to ensure the facility is maintained in a safe, sanitary, and attractive manner. Essential Responsibilities: Keep all common areas (laundry room, kitchen, community rooms, halls, stairwells, bathrooms), and offices physically safe, and maintain trash pick-up according to a schedule developed in conjunction with the Program Manager. Maintain a safe and sanitary housing complex in accordance with regulatory requirements and facility procedures. Ensure maintenance and repairs (minor electrical, carpentry and plumbing) of physical property, including the building and landscaping are kept up on. Perform repair requisitions according to regulatory and facility requirements with resident safety as a primary concern. Responsible for ensuring work orders are completed in a timely manner. Assist in all preventative maintenance inspections and service as defined in the Preventative Maintenance Checklist. Assist in preparing vacant rooms for new occupancy. Assist Program Manager in performing annual and "as needed" room inspections and "housekeeping" inspections. Responsible for advising Program Manager of equipment and supply inventory and order if necessary. Assist Program Manager in facility related emergency situations. Assist in maintaining all maintenance documentation, including turning in all completed work orders and supply receipts. Maintain the maintenance area in a safe and orderly manner. Responsible for communicating to the Program Manager potential cost savings for the building. Responsible for assisting the Program Manager with Department of Early Education and Care (EEC), Fire and Health Inspection. Completion of all work orders and work prior to yearly inspection Responsible for being "on call" in emergency situations and carrying designated maintenance phone. Non-Essential Responsibilities: Other duties assigned. Qualifications: High School diploma or equivalent required. Two years' experience providing maintenance to group home, assisted living or community housing preferred. Basic knowledge of electrical and plumbing repair preferred. Knowledge of and adherence to janitorial requirements, maintenance requirements, OSHA, building and construction code requirements and best practices. Ability to travel with own car to various sites throughout region. Ability to work a flexible schedule including some on call weekends and evenings. Ability to respond to facility need for occasional off-shift and emergency responses. Knowledge of janitorial equipment and all related supplies. Knowledge of regulatory requirements and ability to comply. Knowledge of housekeeping and supplies. Good communication skills. Strong organizational skills. Ability to work effectively and flexibly in a team environment and to maintain a positive attitude. Ability to work independently. Set priorities and manage multiple tasks to deadline Working familiarity with office equipment/systems. Ability to work comfortably with employees of all levels of the organization. . Trainings Required: Maintain mandatory training certifications and e-Learning certificates as needed. Physical Demands: Very Heavy - While performing the duties of this job, the employee is regularly required to stand; walk; sit and talk or hear. The employee must frequently lift and/or move up to 75 pounds. Specific vision abilities required by this job include Close vision, Distance vision, Peripheral vision, Depth perception and Ability to adjust focus. The employee is frequently required to use hands to finger, handle, or feel and reach with hands and arms. Ability to sit and move about the office Ability to use the telephone and computer Requires driving own vehicle to various sites. Mental Demands: While performing the duties of this job, the employee is regularly required to problem solve, make decisions, interpret data and organize. Calm under pressure. Able to handle stressful situations with diplomacy and tact. Ability to adapt to constantly changing environments in a positive way.
