As our Lead Maintenance Technician, you will play a pivotal role in enhancing our residents' lives by creating safe, comfortable, and beautiful homes. In your capacity as Lead Maintenance Technician, you will work with the Community Manager and the Maintenance Technician(s) to determine property needs and prioritize community improvements. You'll frequently interact with residents, providing a patient, knowledgeable presence, and enjoy improving residents' lives by improving residents' homes. Key Responsibilities Ensure that every home we offer is of the highest quality, making sure all appliances are functioning perfectly and the finishes are exceptional, creating a welcoming environment for our residents. Regularly inspect units, identify needed improvements, and carry out repairs with skill and precision. Repair appliances including refrigerators, stoves, water heaters, and HVAC units. Repair damage to walls, ceilings, cabinets, and other finishes Repair and replace windows, doors, flooring as needed. Utilize carpentry, plumbing, and electrical skills to fix issues in apartment homes. Work with the Community Manager to plan purchases and upgrades based on property needs and budget. Physical Requirements of Positions Our Lead Maintenance Technician position offers a physical, hands-on experience. This job is ideal for someone who enjoys working with their hands and can perform tasks like those included below: Using ladders to access roof areas, balconies, attic spaces, and crawl spaces. Expertly managing circuit breaker positions and valve positions by sight, and safely handling plumbing and electrical appliances. Using audible alarm leak detection equipment for both explosive and inert gases. Refueling gasoline-powered equipment without endangering yourself or others. Conquering the elements, whether it's rain, wind, heat, and/or winter conditions. Regularly moving and maneuvering objects weighing over 50 pounds. Uniforms and Safety Equipment If uniforms are provided, maintain uniforms in clean, repaired condition. Maintain all safety equipment. Supervisory Responsibilities None #HighPriority Qualifications Qualifications High School diploma or equivalent Must be 18 years of age or older. Must be able to speak, read and write English. Current and valid driver's license in the state where you live for operation of vehicles in furtherance of company business. At least 5 years of maintenance experience required. At sites with CFC recycling equipment, possess or be prepared to obtain within 12 months, necessary licensure. EPA Type I Certification is required or must be prepared to obtain certification within 90-days after being employed. Must not be on the Denied Participation list issued by the U.S. Department of Housing & Urban Development. Extensive knowledge of building systems such as plumbing, electrical, and HVAC. Excellent analytical and problem-solving skills. Ability to identify issues and determine repairs that are needed. Ability to plan maintenance schedules for building systems.
