Description Job Title: Maintenance Technician Location: Easley, SC Reports To: Site Manager Position is Full Time at 40 hours per week $21.00 per hour Our Mission: The combined mission of Metropolitan Housing and CDC and Metropolitan Property Management is to improve the overall quality of life for low to moderate-income persons through comprehensive systematic and sustainable management efforts. Our efforts are founded through faith-driven empowerment. Basic Functions: Serve as the on-site maintenance technician for the individual properties. Perform maintenance, ground care and custodial duties as assigned. Duties include but not limited to cleaning out vacant units, cleaning offices, bathrooms and common areas in project offices, providing labor support to the Site Manager. Job duties will be primarily driven by work order requests from tenants. Other responsibilities will include communicating problems, providing day to day coverage and being on call for emergency duties; and accurately recording and submitting time-keeping and work order related paperwork. Must be able to work independently and will take ownership of responsibilities. Must be personable with exceptional communication skills possess a positive attitude, demonstrate attention to detail and capable of representing your site. Required to have his/her own vehicle, a valid driver's license and appropriate insurance. Major Duties and Responsibilities: Must be mechanically inclined with a substantial background in building maintenance and repair duties such as: Common area maintenance (changing light bulbs, replacing ceiling tiles and daytime and night emergency janitorial duties. Minor drywall repair and taping Painting Locksmith Carpentry Minor plumbing and electrical repairs that do not require a license Performs electrical and preventive maintenance tasks such as inspecting, plumbing fixtures for leaks and repairs, checking drain lines to ensure they are free of obstruction, checking appliances for proper operation, testing light switches and electrical outlets. Performs such carpentry work as hanging doors and installing windows, replacing/repairing door and window hardware, reglazing windows, installing and/or repairing floor tiles and cabinets and handrails; gutters and downspouts; replacing floor tiles and repairing carpet, and patching plaster walls and ceilings. Performs such plastering and sheetrock repair as mixing plaster and drywall mud, removing old plaster and lathe; ground. Performs plumbing tasks as repairing faucet washers, seats, stems, spigots, valves, and hardware; resetting commodes, tubs and sinks; repairing water leaks, replacing and or/ repairing flush valves or flush tank hardware; and clearing clogged drains and soil lines. Performs such painting tasks as preparing surfaces for painting. Performs necessary duties for Move-ins. Performs necessary miscellaneous maintenance related tasks for a variety of situations as directed by Site Manager. Utilizes a wide range of powered and non-powered hand tools such as drills, sanders, sewage line cleaners, saw, hammers, pillars, screwdriver, wrenches, oilers, and volt-amp meters. Provide scheduled on-call 24-hour coverage, as assigned Ability to install electrical appliances Qualifications: Valid Driver's License required to travel to other locations as needed and make necessary purchases. Excellent verbal and communication skills. Must be able to provide evidence of effective communication one-on-one and in groups. Approach problems proactively with a solution focus. Keep Management and Property Manager informed of work issues and incidents. Must be prompt and dependable. Able to communicate effectively and solve problems related to property upkeep, work completion, tenants and Property Manager. Must be able to work independently and be a team player. Must be mechanically inclined. Must have adequate experience in building maintenance and repair duties. This position is very active and requires standing, walking, bending, kneeling, stooping, crouching, crawling, and climbing all day. The employee must frequently lift and/or move items over 75 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus.
