Maintenance Technician Direct Hire Indianapolis 46260 *Monday - Friday 8am - 5pm. Hourly role with option for OT - must be okay with working over time; travel to 5 industrial parks Seeking a highly organized, friendly, and technically savvy Maintenance Technician. The candidate would be responsible to performing day-to-day maintenance of roughly 1,400,000 SF in the Indianapolis market, including responding to daily requests from the building tenants.. The successful candidate will draw on experience and utilize diverse trade skill knowledge in carpentry, plumbing, electrical, painting, roofing, heating, and cooling to manage the preservation of the parks. This position will play an integral role in investment performance and asset preservation. Tasked with managing external vendors and consultants; this role will work with both the operations and capital team. This position requires being on-call and will report directly to the property manager. Job Responsibilities: • Performing routine maintenance around the buildings such as fixing structural damage, for example, window, door, or wall repair • Responsible for picking up any trash accumulating around the buildings, truck courts, and parking lots and monitoring any bulky trash items. • Repairing broken or leaking plumbing to avoid water damage and restore full use of water fixtures or scheduling appropriate vendors when needed. • Evaluating any electrical issues and coordinating repairs with vendors. • Coordinating HVAC repairs when issues are reported and/or identified during field visits. • Adhering to our preventative measure guidelines to the building to reduce the risk of future problems, such as clearing roof and parking lot drains. • Fixing potential safety hazards to avoid injuries. • Replace and repair building finishes such as ceiling tiles, door hardware, wallpaper, and touch-up paint in vacant suites. • Changing filters, replacing light fixtures, repairing doors, hand railings, and floors • Tracking all inspections utilizing Facilities Manager to document work orders and keep records of property conditions. • Proactively engage, and check in with tenants, while championing a tenant-first culture. Essential Qualifications & Competencies • Demonstrates a proven track record totaling 3-5 years' experience in building/property maintenance or engineer experience. • Industrial knowledge of HVAC systems/maintenance, electrical, plumbing, energy management systems, demonstrates knowledge of prevention, and assessment of industrial building systems, and equipment. • Strong technical aptitude; Demonstrates required skills; adapts to new technologies; troubleshoots technological problems; uses technology to increase productivity; keeps technical skills up to date. • Demonstrates a strong commitment to Quality Management; Looks for ways to improve and promote quality; demonstrates accuracy and thoroughness. • Commitment to safety - Observes safety and security procedures; determines appropriate action beyond guidelines; reports potentially unsafe conditions; uses equipment and materials properly. • Familiarity with Yardi Voyager and Yardi Facilities Manager (preferred) • Proficiency in Microsoft Office (MS Outlook, MS Word, MS Excel) • Flexibility to be on-call to respond to after-hours / weekend emergency requests. • A valid driver's license. • Clear motor vehicle record (MVR)
