Job Title: Property Management Maintenance TechnicianLocation: Rock Hill, South CarolinaJob Summary: My client is seeking a skilled and reliable Property Management Maintenance Technician for our large multifamily community consisting of townhomes and duplexes in Rock Hill, South Carolina. The ideal candidate will have an HVAC license and be willing to assist with various maintenance tasks, including small repairs and general upkeep, to ensure our properties remain in excellent condition and our residents receive top-notch service.Key Responsibilities:HVAC Maintenance:Perform routine maintenance, inspections, and repairs on HVAC systems to ensure optimal performance.Diagnose and troubleshoot HVAC issues, providing effective solutions to restore functionality.Replace filters, clean coils, and perform other tasks to maintain HVAC system efficiency.General Maintenance:Conduct regular property inspections to identify maintenance needs and address them promptly.Perform minor repairs, including plumbing, electrical, carpentry, and painting tasks.Handle work orders and requests from residents in a timely and courteous manner.Assist in preparing units for new residents, including cleaning, painting, and necessary repairs.Preventive Maintenance:Implement and follow preventive maintenance schedules for all property systems and equipment.Maintain accurate records of maintenance activities and repairs.Report any safety hazards or major repair needs to the Property Manager promptly.Vendor Coordination:Coordinate with external vendors for specialized repairs and services as needed.Oversee vendor work to ensure quality and adherence to company standards.Resident Relations:Respond to resident maintenance requests promptly and professionally.Maintain positive relationships with residents, addressing their concerns and ensuring satisfaction with maintenance services.Administrative Duties:Keep inventory of maintenance supplies and equipment, ensuring adequate stock plete maintenance logs, reports, and other documentation accurately and on time.Assist with budgeting and cost control for maintenance activities.Qualifications:High school diploma or equivalent; technical certification or associate degree in a related field preferred.Valid HVAC license required.Proven experience in property maintenance, preferably in a multifamily residential setting.Strong knowledge of HVAC systems, plumbing, electrical, and general maintenance tasks.Ability to use a variety of tools and equipment safely and effectively.Excellent troubleshooting and problem-solving skills.Strong communication and customer service skills.Ability to work independently and as part of a team.Willingness to assist with various maintenance tasks, including small repairs and general upkeep.Valid driver's license and reliable transportation.Physical Requirements:Ability to lift and carry up to 50 pounds.Ability to work in various weather conditions.Ability to climb ladders, bend, stoop, and reach.
