We actively encourage applications from candidates of all backgrounds.OverviewWe seek to hire an individual of remarkable character and integrity as a Construction Project Manager to complement and assist our existing professional team, primarily in federal, civil, or private contracts. The ideal candidate would be a pillar for the J&J management team, able to accept direction, demonstrate confidence, possess superior communication skills (verbal and written), and be highly functional in independent and collaborative environments.The Project Manager is responsible for coordinating and managing all necessary resources throughout the project, from start-up to close-out. The PM shall ensure that customer expectations and budgetary guidelines are met or exceeded. The PM is responsible for tracking and maintaining the budget, costs, schedule, risk management, insurance, general work performance and quality, and overall progress against the plan.Requirements:Bachelor's degree in construction management, engineering, business management, or applicable discipline and experience relative to project sizescopeCandidate must possess Core Values: Passion, Integrity, Hard Work and ProfessionalismExcellent business judgment demonstrated by consistently achieving profitability objectives and strong project close-outs with client and subcontractor relationships in good standingExcellent organizational skills and attention to detail evidenced by a strong command of all applicable contract and legal provisionsAbility to consistently analyze and execute financial trade-offs, which frequently involve dealing with incomplete data and ambiguityAbility to constantly multi-task and handle competing priorities between business needs, organizational issues, and sound customer relationsPossess judgment to know when to escalate issues up the chain of command appropriatelyA strong sense of urgency and initiative. Respond and adapt to new processes and new ways of looking at old problems.Essential Duties:Lead and Communicate with Field Supervision, Subcontractors and Vendors to assist them in working to the Project Schedule.Represent the company with Owner(s), Architects, Consultants, Government Authorities, Vendors and SubcontractorsAdminister financial aspects of the Owner's contract, subcontracts, and purchase ordersBuild effective working relationships with clients and the project team membersProject Start-UpReview the general contract and contract documents and confirm the budget setup and project milestones.Create a schedule of values and project logs, plan for project safety and mobilization, including review and validation with team membersPurchasingReview all subcontractor quotes for compliance with contract documents, issue all commitments to contractors and vendors, ensure reliable commitments for price and schedule constraints, manage final invoicing, lien waivers, pay logs, and compliance with payment standardsUtilize proper commitment type and negotiate terms and conditions, ensuring the highest level of risk mitigation to Triumph possibleReview subcontractor qualifications and obtain Subcontractor bonds and insurance as requiredDocument ControlsUtilize Procore Management Platform to the greatest extent possible for all administrative functions of the project, both internally and externallyEnsure high utilization of the platform from customers, designers, engineers, and contractors for the greatest form of collaborationManage all project-specific submittals, including product specifications, shop drawings, and engineered plansMeeting ManagementAttend all scheduled and management meetings necessary to monitor and manage the project, chairing as appropriateEstablish a meeting regimen for the Project Team that provides effective communication and problem-solving.Manage all meetings by agenda and work to time limits.Financial ManagementManage all requisitions and paymentsProduce a thorough forecast of Cost-to-Complete to identify potential exposures.Coordinate the use of Procore to identify exposures readily.Create detailed analysis of line-item exposures, particularly unit price contracts.Follow and Improve the Standard Operating Procedures for budget updatingProject CloseoutEstablish an effective Close-out Plan early in the project, including the review and packaging of close-out documents.Deliver all necessary manuals, warranties, as-builts, and training to the Owner and consolidate project documentation and files.Manage subcontractor closeout and punch list processOther Responsibilities:Shows respect and sensitivity for cultural differences; Educates others on the value of diversity; Promotes a harassment-free environment; Builds a diverse workforce.Treats people with respect; Keeps commitments; Inspires the trust of others; Works with integrity and ethics; Upholds organizational values.Job Type: Full-timePay Range:1150,000 - 150,000, depending on experience.Benefits:401(k)401(k) matchingDental InsuranceEmployee assistance programHealth insuranceLife insurancePaid time offProfessional development assistanceVision insuranceSchedule:Day shiftMonday to FridaySupplemental Pay:Bonus opportunitiesAbility to commuterelocate:North Billerica, MA: Reliably commute or planning to relocate before starting work (Required)Experience:Project Management: 5 years (Preferred)LicenseCertification:Driver's License (Required)Willingness to travel within New EnglandWork Location: In person
