About the Role:We are looking for an experienced Project Manager to oversee multiple facilities construction projects, ranging in size between $50k-$3 Million. These projects will include labs, tenant improvements, cleanroom manufacturing, and general facilities infrastructure at a semiconductor tool manufacturer site. This Project Manager will act as an Owner-Authorized Representative at their Tualatin, OR semiconductor manufacturing location.QualificationsBachelor's Degree in Construction Management or Engineering2+ years of experience working in either design or construction of projects. Labs, Semiconductor, andor Critical Facility Construction is PREFERREDProficient use of MS-Word, Excel, PowerPoint, ProjectHistory of strong client relations and people management skillsSAP experience a plusResponsibilitiesOversee the successful completion of facilities construction projects and manage multiple projects at the same time. Projects will vary in size between $50K - $3 MillionOversee the facilities construction projects including labs, tenant improvements, cleanroom manufacturing, facilities infrastructureManaged relevant stakeholders, setting deadlines, communicated with projects ownerscompany executives about the state of the project, ensuring projects stay on track and on budget, and adjusting if necessary, to meet new requirementsManage six different aspects of projects: scope, schedule, spends, forecast, approving invoices, risk, quality, and resourcesManage relationships with contractors, control space allocation, and maintain facility project budgetsDevelop a baseline Project Charter for an individual project. This would include defining the business requirements, project deliverables, need dates, stakeholder listDevelop Risk AssessmentDevelop a design scope of work and issue Request for Proposal to Design Services Architect and Engineering firmsConsult job walks and bid clarificationsPrepare bid comparison, conduct bid clarifications, prepare recommendationsPrepare contract documentation for Procurement reviewManage design services contractor, and assist with RFI and Submittal workflowConduct 306090 IFC Design Reviews with design firm stakeholdersManage any design change requestsLiaison with City of Tualatin if requiredWork with Client Project Owners to establish capital budgetsDevelop high level design and construction scheduleIssue in SAP Capital Authorization Request for Project Owner approvalIssue Purchase Request form in SAP for Project Owner reviewReview invoicing for paymentsMonitor and update quarterly cash flowsCoordinate project constructionReview GMP Submission with General ContractorIssue purchase Request for general contractor scopeAddress any third-party small contracts required to support workProvide owner representationProactive change management, validate change orders including impacts to cost and scheduleReview monthly invoices for approvalEnsure that the contractor is fully executing and complying with their contracted scope of work.Identify conflicts in construction progress and communicate them to project team for resolution.Ensure contractors have corrected all deficiencies identified by project team.Assist with coordination of functional testing and commissioningManage punch-list to closure and owner's handoverCoordinate project close outAt a minimum, the candidate's professional resume must include the following:List of all Educational AchievementsList of all Professional Licenses or CertificatesList of Awards ReceivedDetailed Employment History with each company including:Name of the firmStart Date and End Date (Month & Year)Positions HeldList of ProjectsPrograms Managed including project value, location of assignment, roles and responsibilities and contribution to each projectAt KALCON we are committed to creating an inclusive, diverse, and equitable workplace where every individual is respected and valued.
