Join Our Team as the Facilities and Maintenance Manager at HI USA New York City Hostel! Are you a skilled and experienced professional with strong leadership qualities and a hands-on approach? We are seeking a proactive leader who can effectively manage and guide a team of maintenance workers while actively participating in repairs and projects. At HI USA's New York City hostel, located in the Upper West Side, you will play a crucial role in maintaining our building systems and ensuring their long-term functionality and appearance. Fluency in both English and Spanish is required. Pay: $66,000 - $88,000 per year, DOE Type: Full Time, benefits eligible Benefits: Medical, dental, vision, disability, vacation, sick leave, 403b with company match, and more (New Hire waiting periods apply). Role Objectives & Responsibilities: - Track and resolve all maintenance issues to ensure building systems are maintained and operating at maximum efficiency. - Maintain the physical condition of the hostel to HI USA standards, ensuring a positive guest experience. - Provide leadership and management within the Maintenance department. - Instruct and assist maintenance team members in the execution of physical repairs and projects, up to 50% hands-on maintenance duties. - Manage large construction projects, including contract negotiations and bid management; coordinate inspections, meetings, and other NPS-related management functions; and plan and complete capital projects under fiscal and time restraints. - Hire, supervise, manage, motivate, coach, counsel, discipline, and train all maintenance staff. Conduct annual performance reviews of all maintenance staff. - Maintain a clean, accessible workspace and appropriate inventory. - Ensure the facility meets all local and organizational required standards. - Create and maintain maintenance and capital timelines. - Manage the building preventative maintenance system, including assigning work orders and ensuring professional completion and accurate recording. - Oversee budgeting and expenses of the department, responding to priorities that evolve due to budgeting. - Respond to tenant service requests promptly and maintain good client relations. - Oversee a key control process; assigning and making keys for the hostel as needed. - Maintain an ongoing list of projects and plan a daily/weekly/monthly work cycle to ensure timely completion. - Review maintenance staff's worked hours for payroll compilation. - Prepare and procure bids for contracting work and submit related reports to management as needed. - Monitor and coordinate with subcontractors while they are onsite. - Ensure property records are maintained and up-to-date. - Be present on property for crisis management during emergency situations caused by natural or anticipated events. - Serve as champion of green operations and work cooperatively with hostel operations to implement systems to conserve energy and water. - Anticipate capital improvements and develop budgets for them. - Perform any special projects or duties as assigned. Safety/Security/Fire Life Safety: - Lead and manage safety committee meetings. Raise safety awareness and get employees actively involved in the safety program. - Maintain FDNY Certificate of Fitness and perform required responsibilities, including emergency drills and safety personnel duties. - Monitor fire command station and respond appropriately to fire command signals and alarms. - Maintain all necessary licenses to comply with FDNY (must complete within 6 months of hire). - Manage property camera surveillance equipment. - Conduct and document investigations in the event of guest/staff incidents on the property. Complete and file incident reports for any injury, theft, burglary, accident, or other occurrences. Skills/Qualifications: - Minimum 1-year management experience and strong leadership ability. - High school diploma and a minimum of 3 years of experience in trades, facilities, and/or building maintenance. - Proficiency in plumbing systems, basic electrical, carpentry, drywall, and tile. - Excellent written and verbal communication skills. - The ability to speak multiple languages is a plus. Both English and Spanish language fluency and literacy are required. - Experience with renovation and/or property management. - Familiarity with relevant state regulations. - Basic proficiency with Microsoft Office suite and comfort using various technology platforms, apps, and computer programs. - Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Ability to compute rate, ratio, and percent, and to draw and interpret bar graphs. - Ability to read and comprehend simple instructions, short correspondence, and memos. Ability to write simple correspondence. - Ability to apply common sense understanding to carry out detailed but uninvolved written or oral instructions. Ability to deal with problems involving a few concrete variables in standardized situations. Physical Demands and Work Environment: - Regularly required to reach with hands and arms. - Frequently required to stand, walk, talk, and hear. - Occasionally required to climb ladders, balance, and access crawl spaces, or stand for long periods of time. - Must regularly lift and/or move up to 75 pounds. - Specific vision abilities required include close and peripheral vision, color vision, depth perception, and the ability to adjust focus. - Noise level in the work environment is usually moderate.
