What we're looking for: Domain is looking to hire a highly motivated, organized and detail-oriented Real Estate Development Manager in our New York office. This individual must be able to work both independently and with Domain team members across a variety of functions. The ideal candidate is a self-starter with excellent analytical skills, a commitment to excellence, and a passion for positively impacting communities and those that live and work there. You are a creative thinker who is ready to provide analytical support for investment and asset management activities including market research, acquisitions, new development, asset monitoring and reporting. What you'll be doing: Working with the principals, the development finance team and across all company verticals to lead the execution of Domain's existing development projects. Evaluating prospective new development opportunities, especially ground-up construction of mixed-income multifamily rental projects in New York City and the surrounding area. Driving various aspects of financial transaction closings - including joint ventures, partnerships and construction loans - with internal (design, construction, accounting, operations, and marketing) and external parties (capital providers, lawyers, consultants) Securing various financial subsidies and incentives for development projects including 421-a (or similar) tax abatements, low-income housing tax credits and bond financing, and various other grants and tax credit programs. Managing day-to-day progress for certain development projects including recurring communications with financial partners and internal coordination meetings; engaging with financial services providers, commercial tenants and third-party service providers. Sourcing and analyzing economic, demographic, and real estate market data; maintaining constant familiarity with real estate trends and developments across relevant geographic markets and product types. Consistently providing a high-level of internal and external customer service and professionalism. Positively impacting the growth and future of the company and the communities in which we build. Skills, Experience, and Qualifications Required : Knowledge of and passion for real estate, urban planning and community development. Bachelors or Master's Degree required; Finance, Accounting or Real Estate concentrations preferred. 5+ years of experience in real estate development, investment, lending, commercial brokerage or real estate financial services; New York experience preferred. Experience working with New York State and City housing agencies preferred. Strong modeling skills and ability to perform financial analysis and due diligence for new development opportunities, assist in underwriting and cash flow analyses, respond to Requests for Proposals, and organize a transaction process. Strong project management skills including understanding of and ability to maximize operating and financial performance and minimize potential risks for development projects from conception throughout construction and until stabilization and conversion to permanent financing. Excellent interpersonal and relationship-management skills; experience establishing, cultivating, and maintaining productive relationships with brokers, institutional partners, owners, lenders, and the variety of potential clients with whom Domain does business. Established and growing network of relationships across the real estate industry Extremely organized and self-motivated with the ability to work independently and collaboratively. Strong time-management skills including ability to effectively coordinate and manage multiple fast-moving projects at any given time with both internal and external parties. Strategic thinker with a keen understanding of value creation. Values entrepreneurialism and demonstrates strong intellectual curiosity. Physical Demands: This position involves regular walking, standing, sitting for extended periods of time, hearing, and talking. May occasionally involve stooping, kneeling, or crouching. May involve close vision, color vision, depth perception, focus adjustment, and viewing computer monitor for extended periods of time.
