Summary The Luxury Homes Project Manager is responsible for overseeing all aspects of the construction process for high-end custom homes valued between $5 million and $20 million. This role requires a highly skilled and experienced individual with a proven track record of delivering exceptional quality and craftsmanship in luxury residential projects. Essential Duties and Responsibilities: Project Management: Develop and implement comprehensive project schedules and timelines, ensuring adherence to deadlines and milestones. Monitor and manage project budgets, identifying and addressing potential cost overruns or savings opportunities. Coordinate with architects, engineers, subcontractors, and suppliers to ensure seamless project execution. Conduct regular site inspections to assess progress, identify issues, and implement corrective actions. Prepare and submit required documentation, including daily reports, progress updates, and change orders. Quality Assurance: Establish and maintain high standards for quality workmanship and materials throughout the construction process. Conduct quality inspections and audits to ensure compliance with building codes, regulations, and company standards. Address any quality defects or non-conformances promptly and effectively. Safety Management: Implement and enforce strict safety protocols and procedures on all job sites. Conduct regular safety training and toolbox talks with project team members. Investigate and report all safety incidents, taking corrective actions to prevent recurrence. Team Leadership: Supervise and manage a team of construction professionals, including carpenters, electricians, plumbers, and other skilled tradespeople. Motivate and empower team members to achieve project goals and objectives. Provide mentorship and guidance to develop the skills and capabilities of team members. Client Relations: Maintain open and effective communication with clients, keeping them informed of project progress and addressing their concerns or requests in a timely and professional manner. Build strong relationships with clients to foster trust and satisfaction. Financial Management: Manage project budgets and costs, ensuring that projects are completed within budget. Review and approve invoices from subcontractors and suppliers. Prepare and submit accurate and timely financial reports. Qualifications: Bachelor's degree in Construction Management, Engineering, or a related field preferred. Minimum 5 years of experience in luxury residential construction, with a proven track record of successfully managing high-end projects. Strong knowledge of construction principles, methods, and techniques. Excellent project management skills, including planning, scheduling, budgeting, and risk management. Proven ability to lead and motivate teams, fostering a positive and collaborative work environment. Strong communication and interpersonal skills, with the ability to effectively communicate with clients, subcontractors, and team members. Excellent problem-solving and decision-making skills. Proficiency in construction management software and tools. Strong attention to detail and commitment to quality.
