POSITION SUMMARY: The Senior Development Associate oversees and guides the development and acquisition of new projects, including securing funding and completing due diligence processes. The individual will analyze financial viability, manage construction oversight, and ensure compliance with project standards and timelines. Effective communication, ability to train and develop team members, creativity in problem-solving, and strong organizational skills are essential to successfully support these initiatives. ESSENTIAL FUNCTIONS: Lead new project development, acquisition, and financing efforts, providing comprehensive assistance throughout the project lifecycle. Conduct detailed financial feasibility analyses for new development and acquisition opportunities, ensuring accurate assessment of project viability. In coordination with Dominium's Capital Markets department, prepare comprehensive financing and equity packages, including applications, to secure necessary funding for projects. Coordinate and complete due diligence items for lenders and investors, ensuring all requirements are met and documentation is accurate and complete. Assist in the construction management and design process, collaborating with relevant teams to ensure project specifications and timelines are adhered to. Present findings and proposals effectively, leveraging significant entitlement experience to gain support from diverse audiences, including city officials. Utilize creativity and resourcefulness to address and resolve issues that arise during project development, leveraging internal and external networks for support. Demonstrate strong organizational skills and the ability to meet deadlines, proactively anticipating and addressing potential problems to ensure project timelines are maintained. Other duties as assigned. QUALIFICATIONS: Bachelor's degree in Finance, Real Estate, Urban Planning, or a related field. Minimum 4 years experience in affordable housing development utilizing the LIHTC program. Significant experience in entitlement processes, financial analysis, and project management. Deep understanding of the LIHTC process and differences in tax credit programs Excellent presentation and public speaking skills. Strong analytical and problem-solving abilities. Ability to work independently with minimal oversight. Proficiency in relevant software and tools.
