POSITION SPECIFICATION ASSOCIATE - MULTIFAMILY DEVELOPMENT Shine Associates, LLC has been retained to search, identify, and recruit an Associate, Multifamily Development on behalf of our client("˜Company'). This position will be located in either Washington, D.C., Raleigh, NC, Charlotte, NC, or Charlottesville, VA. CONFIDENTIALITY Shine Associates, LLC has been exclusively retained on this assignment. CLIENT DESCRIPTION Our client is a multifamily development and construction firm focused on high-growth markets throughout the United States. They combine a strategic market approach, an entrepreneurial attitude, and a commitment to creating great communities to optimize value for both investors and residents. The principals have been investing in multifamily since the late 1980s. ASSOCIATE, MULTIFAMILY DEVELOPMENT The Associate at a multifamily development firm plays a crucial role in supporting the development team through comprehensive financial analysis, market research, and project management. The position requires a detail-oriented individual with strong analytical skills and a deep understanding of real estate development processes. KEY RESPONSIBILITIES Financial Analysis: Perform detailed financial modeling and analysis to support investment decisions. Prepare pro forma statements, cash flow analyses, and return metrics (IRR, NPV, etc.). Assist in underwriting potential development opportunities, including sensitivity analyses. Monitor and update financial models as project assumptions change. Prepare consistent roll forward valuation models based on project lease-up performance and stabilization. Market Research: Conduct market research to identify trends, supply and demand factors, and competitive landscapes. Analyze demographic, economic, and real estate market data to support project feasibility studies. Prepare detailed market reports and presentations for internal and external stakeholders. Due Diligence: Assist in the due diligence process for new acquisitions and development projects. Coordinate with third-party consultants (e.g., appraisers, environmental consultants, engineers) to gather necessary reports and information. Review and analyze due diligence materials to identify potential risks and opportunities. Project Management Support: Support the development team in managing project timelines, budgets, and milestones. Assist in the coordination of design, construction, and permitting activities. Prepare and maintain project documentation, including status reports and meeting minutes. Stakeholder Communication: Prepare investment memos, pitch books, and presentations for senior management and investors. Communicate with internal and external stakeholders, including investors, lenders, and government agencies. Assist in the preparation of marketing materials for leasing and sales efforts. Administrative Tasks: Maintain project files and databases, ensuring accurate and up-to-date information. Assist in the preparation of departmental reports and presentations. Support the team with ad-hoc projects and tasks as needed. Asset Management/Lease Up: Assist in the financial, marketing, and administrative tasks in a lease up. PROFESSIONAL QUALIFICATIONS Bachelor's degree in Finance, Real Estate, Business Administration, or a related field. 3-5 years of experience in real estate development, investment banking, or a related industry. Strong financial modeling and analytical skills. Proficiency in Microsoft Excel, PowerPoint, and other relevant software. Excellent written and verbal communication skills. Ability to work independently and as part of a team in a fast-paced environment. Strong organizational skills and attention to detail. Knowledge of real estate markets, development processes, and financial principles. PREFERRED QUALIFICATIONS Experience with multifamily development projects. Familiarity with real estate software (e.g. CoStar, Yardi). Understanding of zoning, entitlement, and permitting processes. COMPENSATION The expected base salary for this position ranges from $125,000 - $150,000. In addition to base salary, successful candidates are eligible to receive a discretionary bonus, as well as a competitive benefits package. Salary offers are based on a wide range of factors including relevant skills, training experience, education, and, where applicable, licensure or certifications obtained. Market and organizational factors are also considered.
