Overview: Our client is seeking a Superintendent to be responsible for overseeing and coordinating the day-to-day operations of high-end interior construction projects. This role ensures that the interior build-out of luxury residential or commercial properties is executed with precision, efficiency, and in alignment with the project's quality standards. The position requires a blend of strong leadership, technical expertise, and an in-depth understanding of high-end finishes, materials, and client expectations. The Interior Superintendent is a key player in delivering world-class interior environments on time, within budget, and exceeding client expectations. Key Responsibilities: Project Oversight & Coordination: Manage and Supervise Interior Work: Oversee all interior construction activities, including framing, drywall, cabinetry, flooring, tiling, finishes, and installations, ensuring work is completed according to design specifications and quality standards. Workforce Management: Supervise subcontractors, laborers, and other personnel involved in the interior construction process, ensuring tasks are completed efficiently and safely. Schedule & Timeline Management: Develop and maintain detailed schedules for interior work, ensuring timely completion of each phase. Manage delays and adjust schedules proactively. Quality Control: Conduct regular inspections and ensure the highest quality of finishes and materials. Identify potential issues before they arise and implement corrective actions as necessary. Material Procurement & Inventory Management: Work with project managers and procurement teams to ensure materials are ordered, delivered, and installed on time, maintaining the integrity of the design vision and avoiding delays. Client & Stakeholder Liaison: Client Interaction: Serve as the main point of contact for clients, architects, designers, and other stakeholders, ensuring their needs and expectations are clearly understood and met. Workshops & Site Meetings: Facilitate and participate in regular meetings with clients, architects, and designers to review progress, resolve issues, and provide updates on the interior aspects of the project. Safety & Compliance: Regulatory Compliance: Ensure that all work meets local, state, and federal building codes, health and safety regulations, and environmental standards. Safety Management: Implement and enforce safety protocols on-site, ensuring all workers adhere to safety standards and that the job site is maintained in a safe and orderly manner. Problem Solving & Issue Resolution: Troubleshoot and Solve Problems: Address unexpected issues on-site, such as design discrepancies, material shortages, or contractor delays, quickly and efficiently to keep the project on track. Change Management: Manage and document any changes to the scope of work, ensuring that any alterations to the project are handled smoothly and without significant disruption. Skills and Qualifications: Experience: 8+ years of experience in high-end interior construction, with a proven track record of managing luxury residential or commercial projects from inception to completion. Leadership: Strong leadership and supervisory skills, with the ability to manage a team of contractors and subcontractors in a high-stakes environment. Technical Knowledge: Extensive knowledge of construction processes, materials, and finishes specific to high-end interiors (e.g., custom cabinetry, marble, fine millwork, luxury lighting). Attention to Detail: Exceptional attention to detail with a focus on craftsmanship and high-end finishes. Problem-Solving: Strong ability to troubleshoot and find solutions to challenges that may arise during the interior construction process. Communication Skills: Excellent verbal and written communication skills, with the ability to liaise effectively with clients, architects, designers, and the project team. Project Management Tools: Proficiency in construction management software (e.g., Procore) and Microsoft Office Suite. Education: A degree or certificate in Construction Management, Architecture, Interior Design, or a related field is preferred. Certifications: OSHA Certification (Construction Safety) is preferred.
